No place in metro Denver area has demand for single-level living grown as it has in the south suburban area, where buyers – some older, some younger – have found no new communities devoted to ranch-style floor plans. But this weekend, Newland Communities – same developer that’s creating Anthem Colorado, will show you a new master plan where not one, but TWO villages are exclusively designed for ranch living.
Inspiration by Newland Communities is south of E-470 at Gartrell Road, ten minutes east of the south I-25 business corridor. The master plan will doubtless offer homes by varieties of prominent builders in coming years – but right now, it offers two villages both devoted to ranches: Hilltop for age 55-plus and The Vistas for all-ages.

“There’s absolutely nothing like this in the south metro area,” says veteran ranch-sales rep David Foster with Toll Brothers. Toll Brothers will be opening soon in Hilltop at Inspiration, an age-55-plus neighborhood, where Toll will offer three collections of ranch plans pre-selling from the upper $300s. The model homes are still months from opening – but you can see the floor plans taking shape – VERY similar to the ones that literally fly off the shelf 30 miles north of here at 55-plus Anthem Ranch.

“People down here have waited over a decade for this,” Foster says. “We’ve seen unbelievable interest.” In fact, an interest list began forming months ago when the community was announced. Toll Brothers will soon be opening a sales center and begin pre-sales while their models are under construction.

Meanwhile, you can already tour four, lavishly appointed ranch models in The Vistas at Inspiration by Standard Pacific Homes – also, right now, from the upper $300s. That includes Residence 4A04 that’s priced from just $401,975, for a 3-bedroom ranch plan sized at 1,856 square feet, with a wide-open great room area that will get your imagination working; and a very appealing owner’s suite with a secluded entry off the great room.
Those prices are even more appealing when you consider the quality of these sites at Inspiration – in Douglas County, VERY accessible to Meridian, Lone Tree, Inverness and the Tech Center via E-470; and served by highly regarded Douglas County Schools in Parker. In a picturesque setting close to forested open space, both builders will have sites that are a perfect complement to ranch living – many that can offer a daylight walk-out basement and a 3-car garage. (Standard Pacific actually offers a 4-car garage on some plans). There are views from many sites – some of them dramatic, taking in Mount Evans and expanses of the back ranges, set against city lights.

The opportunities grow as Inspiration nears its grand opening (probably late spring), when buyers get a first look at the ‘Inspiration Club’ – planned to feature a resort-style pool, event lawn and other amenities, overseen by a lifestyle director who coordinates a calendar of events. Later in the year, a ’20-Mile House’ will open for Hilltop residents – an exclusive 8,000-square-foot clubhouse centered around the 55-plus lifestyle of Toll Brothers Hilltop residents – with outdoor pool, tennis, state-of-the-art fitness center, demonstration kitchen, and space devoted to clubs and activities.

But the best opportunities at Inspiration may be now. “Based on our previous experience at Anthem and the incredible traffic and interest we have seen so far at Inspiration, we’re expecting both villages to be very popular this coming spring,” says Lindsey Linkow, Marketing Director for Newland Communities. “If you get involved now, before everything is in place, you’ll be happy you didn’t wait.”
