In Castle Rock, agents say time is right for a move-up to a new home, maybe a ranch, while walkout sites are available

Even if you’re not among the loads of buyers who are looking at new home communities, this may be a moment in time to get out of a dated home and into new space with better features – something KB Home can show you today at a new enclave off the Founders exit from I-25, two miles north of the restaurants in Castle Rock’s historic downtown.

In spite of the run-up in prices older homes have seen, Realtors and new home reps are now seeing a slowdown in the appreciation sellers are seeing on older houses that are decades out of date in their size and features. “Meanwhile, new home communities across the metro area are experiencing strong demand and price appreciation,” says Randy Carpenter, Vice President of Sales and Marketing at KB Home Colorado.
At Siena, an infill community south of Founders on Woodlands Boulevard, buyers can tour two new model homes, at a time when KB Home still has west-sloping sites with opportunities for views and day-lit walkout basements. Prices still start from the high $300s, and KB Home has a few homes that can be ready to move into soon.

That includes a ranch plan with a finished walkout basement, on track for May delivery. That had the attention of Realtor Andy Willems of RE/MAX Unlimited, who has been scouring the south area – including older neighborhoods in Parker — for a ranch for one of his clients. “I’ve seen one or two (resale) listings that were what she’s looking for,” he said, viewing Siena’s ranch model.

KB Home offers 11 floor plans at Siena – six of them ranch plans that pair particularly well with finished basement space. “Ranches have a special appeal to buyers who are coming out of homes where they’ve lived for decades,” says Carpenter. “But we’re also finding that younger buyers love the simplicity of single level living, too.”

“There’s more romance in ranch; they have this coolness factor,” adds Willems.

At Siena this weekend, you can see opportunities for both ranches and family-sized two story homes – including ones available for move-in soon. That includes at ‘Crestview’ ranch – like one of the model homes on view – with finished walkout level space that brings its size to three bedrooms plus a study. It has a gas fireplace in the great room; Fairfield flat-panel cabinetry, granite countertops and a double oven in the kitchen; and a covered deck with stairs to the south-facing backyard. It’s priced at $508,546.

KB Home’s Lori Emch and Kathy Hamlin will show you that home taking shape – and if you have time to build, what remains of a good selection of sites – including the last third of Siena’s walkout sites available, and some enlarged lots, one of them at 13,800 square feet. They’ll also point out the advantages to living east of the freeway in Castle Rock — walking distance both to Renaissance Expeditionary School, Douglas County High School and Castle Rock’s Community Rec Center – and just a short drive on Front Street from favorite downtown dining spots like Castle Café. Take I-25 south to Castle Rock’s first exit, Meadows/Founders Pkwy, turn left on Founders, a mile to Woodlands Boulevard, then turn right to Tippen Place.
