New-urban expert Liz Richards with Kentwood City Properties could feel the temperature rising in Denver’s RiNo area north of Coors Field when she caught a performance at Nocturne jazz club off Larimer, then saw the art scene that was emerging nearby. Now she’s putting together a launch for a luxury townhouse project that will take RiNo’s residential possibilities to a whole new level – and you can be there to pore over the renderings, plans and finishes, next Saturday, April 16.
“RiNo is surpassing every other Denver neighborhood on the coolness quotient,” says Richards. “The whole mood feels like hip areas of New York City now; becoming much more daring and sophisticated. It’s very much tied to the arts.” Along with the exploding bar/restaurant scene along Larimer, Walnut and Blake Streets, RiNo – River North Art District – will get another throttle-up late this month when Commuter Rail service opens from Union Station to DIA – with a stop at 38th & Blake Station, just three blocks from the site of these new units. RiNo’s rising prospects gave developer Jon Dwight of Invent Development Partners a grander vision of these 17 homes, headed for 34th and Walnut Streets. Two years ago, a few blocks south on Blake, Invent launched Backyard Residences – 14 townhomes from 1,250 to 1,530 feet. “They were wildly successful,” says Richards, who sold ten before they even hit the MLS. Dwight and his partner Rick Buckendorf then kicked up the parameters for this new project. “We’ve put together a design and construction team at a higher standard than anything in the area,” says Buckendorf, as we walked the previous homes, totally sold out, headed for completion this June. As with those, River North Residences will have two to three bedrooms and rooftop decks that will show great views – the skyline and Coors Field to the south, Rockies to the west. But all of the other specifications will be well beyond. Starting with scale: River North Residences will feature larger units than found in typical urban projects – some wide as 24 feet under 10-foot ceilings – huge by standards of what you’ve probably seen in RiNo, Ballpark or Sloans. Sizes will run from 1,549 feet to 2,313 feet; to three-bedrooms-plus-study on a few ‘penthouse’ units. Rooftop decks will be proportionately larger; and the appointments, says Richards, will be sophisticated. “The visually stunning architecture taps into RiNo’s industrial heritage, while integrating a modern design in two distinctly different buildings,” Richards adds. Prices will start in the high $500s – low enough that Dwight expects buyers to include not only empty-nesters drawn to the arts/entertainment scene, but also younger ones that are into their second or third jobs or own their own businesses, and want the connectivity to downtown or DIA via Commuter Rail. “We’ve seen that buyer in our Backyard project,” Dwight adds – some in their 30s, watching the downtown scene for something special to come along. They’ll have ‘lite bites’ and drinks out and will host a drawing for a work created on site by a graffiti artist; and show you five floor plans. If you like their looks, you can make a $2,500 deposit on a unit – fully refundable, prior to entering a purchase contract this summer.
