Speculative office construction in the Denver Tech Center and south suburbs is on a roll, with another project announced this week.
Denver-based Corum Real Estate Group plans to develop a 12-story, 187,000-square-foot office building at 5050 S. Syracuse St., east of Interstate 25 between Belleview and Union avenues.
Designed by Denver architects Clutch Design Studio, the Class A building will feature two open-air light wells and floor-to-ceiling glass on the interior and exterior.
Proposed amenities include co-working spaces, a fitness center and a roof deck. The lobby will have space for a financial institution and a cafe. Integrated garage parking will be at a ratio of 3.5 spaces per 1,000 square feet.
“We are thrilled with the opportunity to develop another iconic legacy asset in the Denver Tech Center,” Corum vice president Eric Komppa said in a statement. “This building will incorporate the latest in innovative design and sustainability features and will present a unique opportunity for tenants in the marketplace.”
Bill Woodward and Randy Swearingen of Inverness Properties will handle the leasing of 5050 South Syracuse for spaces as small as 2,500 square feet.
Construction is expected to begin during the third quarter, with delivery in the second quarter of 2018.
Other speculative office projects currently under construction in southeast Denver include the 318,000-square-foot , 212,000-square-foot and 300,000-square-foot .
