Price advantage: With some of the lowest single-family prices in metro area, KB Home’s Reunion has 2-story, ranch, ready soon

Two types of buyers are circling the family-sized model homes that KB Home unveiled last month in Reunion – the master-planned community off E. 104th Avenue six miles northwest of DIA that has exceptionally attractive parks. One type knows all about Reunion and wishes they had bought here a few years back; while the other is arriving here after searching new homes and resale properties in Denver, where their budget goes nowhere near as far as it could here.

Both sorts are feeling a certain desperation in this low-inventory market, says Randy Carpenter, Senior Vice President at KB Home Colorado. “We’re talking to people who have lived in older neighborhoods in Commerce City and Thornton who have waited years for the right time to sell their homes and get into better space,” he adds. “Now they’re finally able to get some real equity from a sale.”

Along with two family-sized show homes, KB Home has a few homes that can be ready for move-in late this spring or in early summer, for buyers set to market their homes now. That includes a rare ranch plan – hard to find in Reunion – with over 1,900 square feet of finished space that can be ready in June, priced at $425,000.

For a family looking for better entertaining and bedroom space and maybe a 3-car garage, you can tour both 3-bedroom and 4-bedroom models that have very attractive dining-great room areas and well sized bedroom suite levels. If you like what you see, you’ll also find a 4-bedroom-plus-loft ‘Loveland’ plan, like the model you’ll tour, on track to deliver this summer, at $425,000. Sooner than that, you could move into a ‘Lewis’ 3-bedroom plan with 2,550 square feet and a 3-car garage. It will have a main-level that includes a formal dining room, and both master and kids’ bedrooms that are scaled extra-large.

“But if you’re after a ranch in this part of town, you need to look now,” Carpenter notes. KB Home has a limited number of sites that will take a ranch – just two sites that have been released for those now, including the home set for June delivery. KB Home’s Warren Bunker and Lindsay O’Brien will show you those, and will point up the huge park wrapped around a lake that’s a short walk from these models – with a 21,000-square-foot rec center with fitness equipment, gymnasium, locker rooms, and a pool with big slide; plus 20 miles of trails.

The scale of those amenities will look appealing to buyers arriving from Denver’s inventory-starved resale market, where they bid over old properties that have nothing like these outdoor resources. Bunker and O’Brien, who have already seen one buyer arrive here from Lakewood on the opposite side of downtown, will tell you about commuting times; about a new King Soopers two miles west; and Turnberry Elementary School – rated 8-for-10 stars at GreatSchools.org.

“Reunion is well positioned for buyers dealing with the challenges of this market,” says Carpenter, adding that buyers with time to order a home from scratch can realistically be in this neighborhood from the $350s – choosing from KB Home’s ‘Built to Order’ options for personalization. From DIA/Peña Boulevard take Tower north to E. 104th; head west a half mile to Reunion Pkwy, turn north and continue on Reunion Pkwy around the lake, staying on the parkway to 108th. If coming from Thornton, take 104th Avenue east from U.S. 85 five miles to Reunion Pkwy and turn north.
