Denver’s hot market for luxury homes that have great access to downtown attractions has a way of turning up totally unexpected opportunities – like the one custom builder Dave Pagano with G.J. Gardner Homes will show you today in Westminster. Pagano builds luxury homes in trendy urban neighborhoods like Berkeley, Highlands and Crestmoor – but the eight custom sites he’s releasing today open onto Westminster’s 88-acre Hidden Lake, and are extra-large; offering possibilities for luxury ranches with finished walkouts, something that’s in high demand all over the metropolitan area.
Westminster’s Hidden Lake – just five miles as the crow flies from Coors Field and four blocks from where an RTD Commuter Rail station is set to open to Union Station this summer – is almost a mile long, with boating and dock privileges for members only, including for the eight families that will build on G.J. Gardner’s sites. “Who would think you could build a home with a walkout basement that opens onto a wide lake, where you could waterski or kayak off your own dock, and be 12 minutes from downtown?” said Pagano, as we took in the view you’ll get at a personal showing today, 4100 W. 68th Avenue, directly south of Westminster High School. The Moorings at Hidden Lake are no ordinary city lots; each have 90 foot frontages, 12,000 to 14,000 square feet, big enough for an impressive 2-story with a walkout that opens south onto the lakefront; or for a ranch, 2,200 feet or larger on the main level, with again as much space on the walkout. Hidden Lake has two styles of allowable docks that can be built as an option (possibly another $5,000 or so). You could keep a power boat there; along with kayaks or paddleboards; or fish from it (we saw two bass in the 15-inch range that cruised by as we overlooked the water). Prices for home-and-site packages will launch from 980,000 on the walkout ranch. “Imagine waking up to this every day,” said Jeff Cook, G.J. Gardner’s sales rep, who will show you the view, and floor plans for two models G.J. Gardner is set to start this summer. G.J. Gardner is a true custom builder – so suggested plans for the ranch and a 2-story are just starting points for where you might take an opportunity. As you might expect for a chance to back to water, two of the eight sites have already taken contracts in the few weeks since G.J. Gardner hung up its sign here. “If this sounds appealing, you need to take a walk with us here right away,” Cook adds. He’ll be on site today with a tent and refreshments, 11 a.m. until 2 p.m., on the lake shore directly south of Westminster High.
