is selling his 6,945-acre luxury ranch in Grand County that is perfect for those who can’t stay idle. The $38.9 million property comes with a sprawling log mansion, a private ski hill and a hunting outpost, a saloon and a shop filled to the brim with snowmobiles, all-terrain vehicles and a Zamboni to smooth an outdoor ice rink.
is part of a broader 19,000-acre community called that has 16 other trophy hunting and fishing properties. If owners get bored playing on the High Plains’ paintball course, they can head over to one of the shared amenities, including an equestrian center, clay shooting range and overnight fishing cabin.
“As with many ranches like this, when we first built it there were 25 of us and mostly grandkids,” said Mike Kennedy, broker for the original developer Point Rider Real Estate and Gallagher’s son-in-law. “We’ve come to the point where all of the grandkids moved away and the ranch doesn’t get the use it once did.”
The ranch is available year-round with horseback riding in the summer and sledding in the winter. The High Plains Ranch is a turn-key deal that includes equipment and furnishings. There are also three full-time staffers that Kennedy said would like to stay on after the sale. Grand River Ranch has its own employees, including wranglers, to assist as needed with meals and activities.
High Plains Ranch’s 15,000-square-foot lodge was designed by Montana-based Kibo Group Architecture with and built in 2005 by Englewood-based .
Kennedy said the family worked to preserve the land’s cattle ranching roots and historic character, tucking away buildings so views can still be enjoyed.
“Driving by, you would never imagine it is what it is because everything’s been tucked away and protected,” Kennedy said.
Grand River Ranch is right outside Kremmling, where McElroy Airfield, which can accommodate private and corporate planes, is about a mile from the ranch community entrance.
The land that became Grand River Ranch was originally owned by Dan Ritchie, who recently came out of retirement to helm, at least temporarily, . Gallagher bought the land in 1999, retaining nearly 7,000 acres for High Plains Ranch and splitting the rest into 16 ranches varying from 160 acres to 2,750 acres and priced from $1.75 million to $10 million.
Grand River Ranch put the other ranches on sale in 2002 and sold out in 2012, Kennedy said. Neighbors include families from Colorado, the East Coast and Hollywood. High Plains Ranch is being marketed to an international audience, he said.
“Itap really time for another family to come in and create lifelong memories,” he said.
