Colorado Springs builders are seeing numbers of homebuyers migrating south from Denver suburbs in favor of the spectacular scenery they find off I-25 south of Monument Hill — still a workable commute to the Denver Tech Center. Now three highly respected Springs builders are getting set to open a community that’s even closer to the Mile High city, one that’s wrapped by Black Forest pines such as you’ll never find around Denver.

Sanctuary Pointe is 40 minutes south of the DTC, east of the Baptist Road interchange in the town of Monument. Classic Homes, with an array of ranch patio homes and luxury single-family designs, will be joined there by Vantage Homes and Saddletree Homes. Classic and Vantage are on track with models that will open in May; but all three builders are already open for sales in Flying Horse, another five minutes south, with choices of sites near the trees that may not last deep into the year.

“There’s not another community like it in this market,” says Classic Homes CEO Doug Stimple, who has already tracked 20 sales in Sanctuary Pointe, well in advance of model openings. “There’s a large number of people who would like to live in the Black Forest, but are not in love with the idea of managing a well-and-septic system.” In addition to its popular Legends Collection of paired patio-ranch designs (from the $390s, you can tour them in the Village of Molise at Flying Horse), Classic will offer ranch and family-sized two-story homes, showcased by a 5,063-square-foot “Dynasty” two-story, with main-floor master suite and a three-car garage.

Meanwhile, Vantage and Saddletree already have 10 Sanctuary Pointe sales between them. “It’s rare to build in a community surrounded with huge pines but still have the opportunity for our homeowners to have views of the Front Range and Pikes Peak,” says Vantage Homes Sales and Marketing Manager Mike Hess, getting set to open a Riverwood ranch model at Sanctuary Pointe this May. Vantage’s homes will start from the mid-$400s.

“You feel like you’re worlds away, in a mountain retreat, but you’re only minutes away from restaurants, shopping and the I-25 corridor,” adds Blake Barcus, Saddletree’s marketing manager. Saddletree is preparing a luxury Dillon ranch model, five bedrooms and four baths, to open this July. Saddletree’s prices will launch from the low $600s.

You can preview Sanctuary Pointe’s treed site about three miles east of I-25 on Baptist Road, but the way to get a leg up on these sites while the best choice is available is to visit the builders in Flying Horse, another exit south down I-25. To reach all three model areas, take I-25 south past C470, continue 40 miles to Exit 156/Northgate Blvd opposite the north entrance to the Air Force Academy. Head east on Northgate three miles to Hwy 83, and south a half mile to Flying Horse. Turn west on Flying Horse past a traffic circle to a second circle, then take the exit onto Ravenswood.
