Trailside Reserve Collection has homes ready as spring homebuyers descend on north I-25

Trailside is attracting buyers coming out of Thornton neighborhoods — many of whom have lived in older houses for decades

In north Thornton, with its new shopping and great commuter access, an influx of homebuyers arriving from out of state is adding more demand to an already brisk market, creating problems for homebuyers needing to buy now. But KB Home has answers awaiting at Trailside, its community on York Street north of 144th Avenue — with a 5-acre park at the heart of the community, and a range of new ranch and two-stories ready from the $400s.

“This has become a hot location now,” says Randy Carpenter, division president of KB Home Colorado. “We’re seeing more people arriving to our models from California and other destinations, lured by the favorable commute to employer campuses along U.S. 36, or to DIA. And they’re finding prices in Thornton that are much lower than in Broomfield and Boulder County.”

Meanwhile, Trailside already attracts buyers coming out of Thornton neighborhoods — many of whom have lived in older houses for decades, waiting for a moment like this to sell.

“All of them tell us they like the new shopping that’s arrived in this part of Thornton,” adds Carpenter.

That includes Larkridge shopping center, a half mile west, and The Orchards Town Center, two miles south, with an outdoor shopping street, dining options, a new St. Anthony hospital across the boulevard, and Top Golf and ViewHouse on the way.

With that in mind, KB Home launched construction on a variety of homes for Trailside last winter, including ranch plans that are in exceptionally high demand this year, as well as two-story homes favored by families liking Thornton’s Adams 12 Schools. You can tour numbers of those this weekend, in sizes ranging from two-bedroom ranches, to a five-bedroom, 4-1/2 bath plan that has a three-car garage and finished basement space.

Ranch buyers find much to choose from at Trailside – single-level homes in three different collections, including a Patio Collection where homes back to a greenbelt or a trail corridor, and receive front-yard landscape maintenance at a low rate (currently only $102/month). From that collection, you can tour an Aspen ranch ready now, with two bedrooms plus a main-floor den, at $395,000.

If you’re looking for a home to move into before the summer, The Reserve Collection has a few ready for immediate move-in, all with designer features, ranging from the $400s to $500s. If you have more time before needing to move, you can pick a home site and take advantage of KB Home’s Built-to-Order design options.

“People always tell us they appreciate our wider choices of floor plan options, interior finishes and energy efficiency,” says Carpenter.

You can visit all three collections, along with Trailside’s 5-acre park and Big Dry Creek open space. Take I-25 north past E-470 to Highway 7 and head east 1.5 mile to York, then south; or from Thornton, head north on York from 144th, a mile and a half. And if you’re looking in the south metro area, KB Home has an open house today in Parker at Pinery West, 1-3 p.m. Only two homes remain there, south on Parker road across from Pinery Country Club.
