
“We’re waiting for our ducks to line up.”
Thatap a phrase Toll Brothers sales rep Tanya Miller has heard multiple times when she asks buyers who are visiting and re-visiting the ranch models at Inspiration, off E-470 north of Parker, why haven’t they bought yet? “The ducks are taking off,” Miller says. “Ready or not, you need to be talking with us right now.”
Thatap true at Inspiration — seeing surprising traffic now from people from out of state — and doubly true at Anthem Ranch in Broomfield, where Toll Brothers is down to its last neighborhood of sites, some of the best ones itap ever offered.
“Itap a good-news, bad-news story for buyers,” adds Melanie McKenna, who, along with Leslie Reed and Dez Kolar, will show you six models today at Anthem Ranch. The good news is that some sites have wide-open views across Boulder County open space to the Flatirons and Indian Peaks, and many can take a day-lit walkout basement — a great addition to a ranch. The bad news is that Toll Brothers has no other sites coming down the line at Anthem Ranch.
If you’ve had your sights set on Toll Brothers’ smaller Broomfield or Jefferson Collections at Anthem Ranch, still from the $500s, chances for those are disappearing like spring snow. Toll Brothers still has around 50 sites for Boulder Collection ranches, the ones for the premium sites with the views, from the $700s, but buyers are loading on the options with those, pushing numbers of homes beyond the million-dollar mark. And there’s only one move-in-ready home at Anthem Ranch — a Warren ranch at $735,914.
On the other side of town, new residents at Inspiration are lining up block parties, and creating clubs around their new 20 Mile House community center, like Anthem Ranch has — hiking, biking and travel groups. You can see a ranch this weekend for quick move-in (a Venable from the Boulder Collection, 2,701 square feet finished, at $669,995) — and other plans set for summer/fall delivery at Inspiration from the high $400s.
But you can’t count on those availabilities, or those prices, to be waiting later on. “We’re getting traffic from California, Texas and all over,” says Miller, who along with David Foster and Leanne McGuire will show you six show homes. Buyers, she adds, are reaching for Toll Brothers’ ranches at younger ages than was ever the case 11 years ago, when Anthem Ranch was new. Numbers of buyers are still working, taking advantage of Inspiration’s easy commuter access to the Denver Tech Center — about 15 minutes.
This spring, you can try out that lifestyle at either community: At Inspiration, lifestyle director Kaylin Hicks has an outdoor event set for April 29, with cooking demos to show off 20 Mile House (Miller and McGuire can get you tickets). At Anthem Ranch, residents have their super-popular Clambake June 8 or June 9 at their Aspen Lodge clubhouse. McKenna, Reed and Kolar have some tickets, but they’ll go fast.
To visit Anthem Ranch, take Highway 7 (Baseline) west from I-25 three miles to Lowell and turn south. For Inspiration, take E-470 to the Gartrell exit (between Parker and Smoky Hill) and head south to Inspiration Lane.
