LGI making it happen in Thornton, as buyers struggle to get out of apartments and into homeownership

LGI converting renters to owners at Cherrylane with ranch plans, two-stories and competitive pricing

If you’re struggling with apartment life in Denver’s north suburbs — too high a rent, too little space, no garage, no basement — builder LGI Homes has a neighborhood of new single-family homes to show you in the Riverdale Road area of Thornton, 15 miles from downtown.At Cherrylane, East 95th at Riverdale, LGI has homes ready for move-in soon, and better yet, can tell you stories about real renters who’ve made that big leap to owning.

Nathan Dyer, sales manager at Cherrylane, says itap the time and attention that LGI puts into its customers that make those transformations happen.In LGI’s ranch model at Cherrylane, one wall is covered with photos of families who have made that jump, gaining a huge dividend in space and livability as part of the package.

They’ll be adding a new photo soon for a family that bought last week — one of 27 sales LGI has had at Cherrylane in the past five weeks.The buyers are escaping a two-bedroom, single-bath apartment of 1,000 square feet that had cost $1,375 a month to rent.Dyer worked with a preferred lender to arrange a no-down-payment loan with a monthly mortgage of $2,550.Next month, the family will take ownership of a three-bedroom Shavano ranch, 1,486 square feet, with a two-car garage and a full basement.

Ranches, says Dyer, used to be the exclusive preference of buyers moving from older homes they’ve owned for years. But now LGI sees just as many younger buyers making a first-home purchase, people who say they’d also prefer a ranch.Meanwhile, LGI has family-sized two-stories nearing completion, including a Yale three-bedroom, 2-1/2-bath plan with a loft, around 1,869 square feet finished, plus a basement and a two-car garage.Itap priced from the low $400s.

You’re going to be impressed by how attractive this neighborhood is — Dyer says he sees lots of visitors, hailing from the older neighborhood to the south completed a decade ago by another builder, who give high marks to what LGI is doing here.You’ll visit the big city park with trails, picnic tables and a playground thatap opened directly adjacent to the neighborhood; and you’ll see a gate across Riverdale Road that leads to the Colorado Front Range Trail.
