Three builders offer an array of designs in a community with a lower price point than most in the metro area

If you haven’t seen Whispering Pines in southeast Aurora — itap tucked away behind neighborhoods built a decade ago — you’ve missed one of the most scenic new-home areas inside metro Denver, as well as a place where homes may cost less than what you’ve seen in other parts of town. Whispering Pines offers a chance to make up for that tomorrow with a special Discovery Tour of 10 showhomes, some with refreshments and chances to win prizes.

And if you’re looking hard for a home to move into this month in time for the opening of Cherry Creek Schools, Whispering Pines has something better than refreshments waiting — a choice of homes, including ranch plans, close to trails and amenities, ready to go right now.

That includes an extraordinary choice of homes on premium sites — ones that back to open space or allowed the builder to create a walkout basement. When you visit CalAtlantic Homes’ two single-family models just off the community’s entry drive on Sampson Gulch Way, you can view a Bliss ranch on a corner site leading into a cul-de-sac that has a walkout basement with 9-foot ceilings. From the deck overhead you’ll see mountain and city views; and the kitchen has stainless appliances with double oven, gas cooktop and hardwood floors. Itap set for move-in now, at $509,900.

“Shea’s Woodlands Collection offers an incredible variety of quality home designs that show the very best of Whispering Pines’ unique Colorado setting,” says Shea Homes’ Kelly Clark, who will show you two Woodlands Collection models today, including a large ranch. As in other Whispering Pines neighborhoods, you’ll see Black Forest Ponderosa pines up close (around half of Shea’s sites back to no other home). You can pick from homes that’ll be ready for move-in before the holidays — such as a Bristlecone four-bedroom plan with a three-bay tandem garage and over 3,700 square feet, priced at $631,740. Or if you take a fancy to Shea’s roomy Timber Ridge ranch, you can choose a site backing to the trees, and create one with your own personal selections.

The quality of Whispering Pines’ sites and setting (a south entrance will create a shortcut to the new King Soopers Marketplace on Smoky Hill Road and to Cherry Creek’s middle school/high school campuses) have also lured TRI Pointe Homes here, with three luxury Encore Collection models — four- and five-bedroom sizing. Those include a Residence 6002 plan (you’ll tour a model) that can deliver around the holidays — with five bedrooms and five-and-a-half baths, almost 3,900 square feet, and a split three-car garage. Itap at $751,181.

This is also the place to see two unique enclaves by CalAtlantic — one featuring its paired Patio Villa ranch designs from the high $300s; and a hilltop area of panoramic Estates sites, where you can tour a Tolan luxury ranch, over 3,100 square feet plus a three-car garage; this is close to two large ranches that can deliver right away. Those two are priced from $1,099,467.

You’ll see the forested area where work has started on a park that’ll provide water features and a themed community pool. Any of the sales reps will tell you about the quick commute into the DTC via E-470 (my trip out was just over 15 minutes); and about the schools, golf courses, new shopping and miles of trails already nearby.  Take E-470 to Gartrell, head south a block to Aurora Parkway, then turn north a mile and watch carefully for East Irish Drive, and turn east (it becomes Sampson Gulch). Or from Smoky Hill Road near Southlands, take Aurora Parkway south a mile to East Irish Drive.
