Builder offers custom home options on large lots at Pelican Lake Ranch, with prices from $460s

At a moment when new production homes on the tiniest sites have crept up into the mid-$400,000 range, there are still places where you can build a new ranch on a site that offers serious elbow room, for about that same price. G.J. Gardner Homes’ Bill Anner will show you one of those at Pelican Lake Ranch in Platteville, 39 minutes up I-25 from 120th Avenue.

Anner, one of seven G.J. Gardner builders with design centers along the Front Range, specializes in one-of-a-kind homes for buyers who would just as soon have some room to spread out — and he has an opportunity to create those at Pelican Lake Ranch. Anner can build a three-bedroom ranch with a basement and a side-load three-car garage, on a site of around two acres, from the $460s. If you like what you see at Pelican Lake Ranch today, he has one 1,700-square-foot ranch underway, set to deliver early in 2018, with some nice interior trim features, on 1.55 acres, at $495,000.

“For somebody that has been looking at production homes in dense subdivisions around Denver or northern Colorado, Pelican Lake Ranch is going to look terrific,” says Anner. He adds that new homes there are a triple-play value: Low lot prices for sites averaging two acres — around 20 times the size of average subdivision lots — at well below typical prices. Also, a value on cost-per-foot for single-level ranch plans with three-car garages, served by city water, gas and electric.

The third value is for Pelican Lake Ranch’s master-planned amenities: community pool, clubhouse, tennis courts, playground, a private fishing lake, bird sanctuary, a riding arena, jump course, miles of trails and over a thousand acres of open space. You’ll see those in place when you visit the clubhouse Aug. 27, where Anner will have plans and lot maps from noon to 4 p.m.

Meanwhile, Anner’s Pelican Lake Ranch buyers will get those amenities for $400-per-YEAR — current HOA dues that include the pool. Anner can tell you about other locations for half-acre-plus sites in Adams and Weld counties; and if you already have a site, he can design a home to match at no charge. Or bring along your own plan for a quote on what that would cost to build.

All of this will work for a family looking for a better value on space than closer-in communities offer — but even more so for downsizers, wanting to create a retirement ranch with good amenities. Anner has a design center on West 120th Avenue at Tejon in Westminster, open weekdays, where you can work out the particulars on plans and features, including on Anner’s spec home at Pelican Lake, while you still have flexibility to personalize it.

You’ll find Bill Anner at the clubhouse at Pelican Lake Ranch. From Denver, take I-25 north to the second Longmont exit, CO 66, and head east eight miles to U.S. 85. Turn north a mile to County Road 32, then head east six miles to County Road 39. Turn north a mile-and-a-half to the entryway at Beebe Farm Parkway, and head east a half mile to the clubhouse.
