The “Green House” as locals often refer to it, sits atop one-half acre of prime real estate in the Historic Morgan’s Addition. Designed by famed architect Jacques Benedict in 1922 for Dr. James J. Waring and Ruth Porter Waring, the home was designated a landmark by the Denver Landmark Preservation Commission and stands out as one of the most stunning architectural masterpieces in Denver.

Dr. Waring was the former head of the department of medicine at the University of Colorado and his wife, Ruth, was the daughter of the founder of Porter Hospital. Both were active in a number of charities and civic organizations in Denver, including the Botanic Gardens. They loved this area of Denver and wanted to preserve its history and beauty — so much so that they owned two properties next to each other; 910 Gaylord was their primary residence and they eventually donated the neighboring property, known as the Waring House, to Denver Botanic Gardens, where it is still in use today.

The home was recently purchased by a family from Chicago, who immediately hired Pat Cashen, a Denver architect with extensive experience remodeling historic homes. Together, they created a vision for significant improvements to the home’s functionality. Upon approval from Denver’s Landmark Preservation Commission, high-end builder BOA Construction began the first of a three-phase renovation, which focused on improving the upper level by significantly reconfiguring the master bedroom, bath and closet. Hendley describes Phase 1 as “a collaboration of the best minds, visionaries and skilled contractors who perfectly executed their design for improving the home’s functionality while adding significant value to the property”.

At the completion of Phase 1 construction, the new owners learned their move to Denver may be in limbo, so they made the difficult decision to put the home on the market until their relocation to Denver was certain.
