A mid-priced ranch comes on the market in Highlands Ranch; open house Oct. 15

Two-bedroom, two bath 1,750-square-foot home near trail, rec center just listed for $468,000

Sister agents Alison Brennan and Cara George make a specialty of popular neighborhoods along South Broadway at C-470 — some inside Highlands Ranch, some just north in Littleton. The newly listed home is at 9282 Fox Fire Lane, in the Westridge area of Highlands Ranch built out in the 1990s. At that point in time the parks and trails that were to become a brand for the master-planned community were just dry gulches, but now they’re lushly treed and appealing. You’ll tour a pretty, 1,750-square-foot ranch, three bedrooms and two baths, thatap a block from Marcy Gulch Park and its trail; and from there a half mile to the Rec Center at Westridge with three tennis courts and a “whale pool.” It’s a bit further to Thunderridge High. The golf club and the “Clocktower” mall with taverns like Old Blinking Light and Lansdowne Arms are equidistant.

“Ranches in these areas are a little rare,” says Cara George. The home has a wide family-kitchen area under volume ceilings, and a bay-windowed master with five-piece bath and a walk-in closet bigger than in some new homes. Itap priced at $468,000.

Or, two-and-a-half miles north and for $10,000 less, you’ll see 7344 S. Houstoun Waring Circle, a front-to-back trilevel with an unusually open plan, in Littleton’s Jackass Hill. Market activity in Littleton and Highlands Ranch saw the same summer-fall drop-off as in other areas, but prices have stayed steady, she adds. “These two are in the sweet spot.” Alison and Cara, with Re/Max Professionals, will have snacks and drinks out in both homes from 11 to 1. The Littleton home is off South Prince Street two miles south of Littleton’s downtown dining district; but start with the Highlands Ranch listing: Take Lucent south past Town Center to Desert Willow, head west four blocks to Fox Fire Street, and right three blocks to Fox Fire Lane.
