
At Fairway Villas in Green Valley Ranch — where cleverly designed ranch models have sold like hotcakes for their reasonable prices and their age-55-plus neighborhood amenities — only a single component was missing that some downsizing homebuyers are anxious to find now. This weekend, with only a few of its home sites left, you can tour two roomy ranch designs at Fairway Villas that have what no other home there has offered — a complete landscape-maintenance and snow-removal package, at a very low monthly fee.
Better yet, those two homes are priced at $391,500 and $421,400 — at a moment when Oakwood’s final “Smart Space” ranches in Fairway Villas have sold at prices from $490,000 into the high $500s. You can tour the two today (two others already sold); and if you like what you see, be moved in by Christmas.
“Everybody’s loved our home designs at Fairway Villas, but we’ve seen an increasing number of buyers who want a lock-n-leave lifestyle that covers outdoor maintenance,” says Oakwood’s Charles Roberts, who will show you those “Bungalows” models today. “Those buyers tell us that they’re done with yard upkeep; they want to travel and to live and enjoy life.”
Both homes, says Roberts, are prototypes for low-maintenance bungalows that Oakwood will offer in the future, on a few final sites in Fairway Villas and elsewhere. They’re sized at 2,038 and 1,621 square feet; and like Oakwood’s other popular ranches, have wide-open entertaining areas under high ceilings, large master suites with luxury baths and walk-in closets, and basements for future finish (right now, if a buyer prefers). One is two-bedroom two-bath, with a trendy gas-strip fireplace in the great room and Jenn-Air appliances; the other has two-and-a-half baths, fireplace and a two-foot extension in its two-car garage.
Both come with fencing and full landscaping, with maintenance and snow removal provided for HOA dues of only $70 a month. Fairway Villas’ other amenities — the clubhouse, pool, fitness center and community garden, are already covered by the community’s metro district tax.
“We’ve done our research on other low-maintenance communities around Denver, and these are lower cost and a better value,” says Roberts. As prototype plans, Oakwood has some special incentives to move them this year: Purchase one of those two homes now, and you can take $4,000 off the price, and waive the lot premium, providing you use Nest Home Lending and Colorado Insurance.
If you’re less concerned about maintenance, you can see a final ranch patio home on the golf course, with an extended patio and plenty of upgrades, at $515,845. And view the lifestyle attractions that have made such a success of Fairway Villas throughout its run — the clubhouse with its indoor and outdoor pools; and Green Valley Ranch Golf Club, where Fairway Villas residents get preferred tee-times and play a par-3 course for free.
The pricing on those few final homes are a one-of-a-kind opportunity, says Roberts. “Prices will go up,” he adds; noting that the surroundings at Green Valley Ranch are catching a breeze from new commuter rail and other attractive development arriving near Denver International Airport. The final homes at Fairway Villas, including the low-maintenance bungalows, are east of Peña Boulevard (the DIA Freeway) at E. 56th Ave. From Peña, take 56th east 1.2 mile (past Tower Road) to Dunkirk, then turn south to 54th Place.
