With the holidays near, opportunity knocks in Erie, where Oakwood has a ranch ready, and will talk about the price

One of the many nice things about the holidays is that home builders try a little harder at this time of year to move their merchandise — when buyers have lots of things to do other than look at homes. That means that if you can set aside your shopping today, you’ll find an added willingness to make things work for you — even in a very desirable area like Erie.

Thatap where Oakwood has a new “Riviera” ranch ready — almost 2,500 square feet of finished space, with a full-wide three-car garage, study, breakfast nook and a “Smart Space” second level that adds a third guest bedroom and bath. The home faces to one of Erie Highlands’ parks, and beyond that to the mountains. Oakwood has it priced at $570,000 — but in the spirit of the holidays, Oakwood Homes is offering $20,000 in Black Friday incentives, and sales reps Allyson Greenberg, Don Fine and Camille Shearon are willing to talk that over with you.

What there’s no dickering about is the quality of the neighborhood around that home at Erie Highlands — with a nice-looking community pool that opened this year, some impressive views of peaks on the Continental Divide, and commute times into central Boulder of less than 30 minutes, even at rush hour. Oakwood’s neighborhood is close to Erie High School, and is served by Black Rock Elementary School — rated 8-for-10 stars by GreatSchools.org.

That was enough to lure Tony and Carissa Martinez, whose older Thornton home sold in just three days, and who’d shopped a number of new areas before finding this.  “These are the size we were looking for,” says Tony Martinez, who commutes to the new St. Anthony North Health Campus at I-25 and 136th in Westminster. He likes how close Erie Highlands feels to the mountains, and the elementary school where their three-year-old will be headed soon.

In addition to the new ranch, Oakwood Homes has other homes either set for pre-holiday move-in, or on track for early 2018 — including its original “Pinehurst” model home, being sold with its designer front-and-backyard landscaping, whole-house sound system, and full-wide three-car garage. Itap priced at $593,000 — down from $613,000; but today and you’ll find a willingness to talk that over, if you’re willing to move by the end of the year.

If you’re on a slightly longer track to wanting to move, Greenberg, Fine and Shearon will show you a newly opened tier of homesites that have some of the area’s best views to the west — sloping westerly, creating opportunities for walkout basements, and for mountain views in situations where you can see exactly what you’ll get. Greenberg adds that Oakwood’s pricing at Erie Highlands reflects a pre-sale situation — a chance to keep prices within bounds while Oakwood is readying new model homes.

You can see the attractions arriving to Erie — including the library, rec center and a new King Soopers on Highway 7, not to mention Erie’s historic downtown with its main-street restaurant scene. And you’ll learn about fiber optics serving Erie Highlands — Colorado’s first community with fiber all the way to your house. Oakwood Homes is taking full advantage of this with their new HomeIQ technology package, to include Wi-Fi enabled thermostat, garage door opener, sprinkler clock, door locks, video doorbell and more, included. Take I-25 north from Denver past E470, two more exits to Exit 232, Erie/Dacono, and turn west three miles to Summit Boulevard, then turn south a block to Longs Peak Drive, and right. Or from Boulder, head east on Baseline to U.S. 287/107th Street, turn left 1.5 mile to Isabelle Road/Erie Parkway, then head east four miles, past County Line.
