If you haven’t found new home prices to your liking in areas like Boulder County, Broomfield or Westminster, Oakwood Homes wants you to put off your Christmas shopping for a few hours and come see Thompson River Ranch near Loveland now, rather than waiting until after the holidays. Thompson River Ranch is a pretty master-planned community with prices well below average Denver-area new-home prices; and it has two ranches set to deliver now, both of them marked way down as a year-end special.
A trip up to Thompson River Ranch, off I-25 between Johnson’s Corner and the Loveland exits, will take less out of your shopping day than you’d imagine (my mid-week trip up all the way from the Denver Tech Center was under an hour, door-to-door). “We’re seeing lots of Arizonans and Californians who like the prices here,” says Oakwood’s Clayton Gardner, who along with Ryan Delp will greet you there today.
Along with the community’s pool and picnic pavilion on a historic farm site, they’ll show you a “Cypress” ranch plan at 3601 Idlewood Lane with three bedrooms, three baths and almost 2,100 square feet of finished space. It shows a covered patio, basement and one of Oakwood’s upstairs “Smart Spaces” where one bedroom works almost like a second master suite. Oakwood includes an engineered hardwood floor package spanning the main level, along with a surround-sound system, a wall safe, full landscaping, perimeter fencing and a kitchen with white quartz countertops, maple smoked cabinets and slate stainless-steel appliances, including a French-door refrigerator.
That large ranch was priced at $441,566 — but itap now $410,000 if you purchase it before New Year’s.
“Those are deep discounts in a community where sales this spring are expected to be very brisk,” says Rhett Nelson, Oakwood’s regional sales manager. Realtor Mandi Krueger of Real Estate Solutions of Loveland, showing clients around Thompson River Ranch, reiterated that the Northern Colorado market is very strong — with many buyers arriving from out of state.
Gardner and Delp will also show you The Reserve, a low-maintenance all-ranch enclave at Thompson River Ranch, where you’ll tour a “Riviera” ranch at 4606 Vinewood Way that comes with an insulated, full-wide three-car garage, along with the hardwood floor package, granite countertops in the kitchen and master bath, a covered patio and a second suite on the Smart Space thatap like a dual master. It was priced at $424,762, and is now only $399,000, if you purchase by year end.
Thompson River Ranch is just south of Loveland’s Centerra corridor along I-25, with plenty of dining and shopping options. To reach, take I-25 north from Denver, past E-470, another 27 miles to Exit 255 (just past Johnson’s Corner); jog east onto the frontage road and head north a half mile to River Ranch Parkway; watch for the signs for the Ranch House models.
