In a Denver market where the price of even an average attached home has passed the $350,000 mark, G.J. Gardner Homes will get you into a new two-bedroom/two-bath condominium for way less than that, in a location a mile from the new Anschutz/Children’s medical campus. The location, inside a well-kept gated community, had only 24 opportunities, and itap no surprise that 10 have already sold like pints of Guinness on St. Patrick’s Day.

G.J. Gardner, with some 30,000 homes to its experience, offers a second chance to get in on that today in its second building at Cottage Grove Condominiums, inside the gated Cottage Grove community, just north of Colfax Avenue at Chambers. G.J. Gardner has six units left to sell in that release, the first four at prices from the mid-$200s — each with a garage included.

“This is a rare price opportunity in a very promising location,” says Brook Swientisky, president of G.J. Gardner Homes Colorado, who met with some of those first eight buyers, a number of them doctors in residency or training at the CU Anschutz campus. But this site is almost as close to Buckley Air Force Base, home of the 460th Space Wing, and has in its orbit all of the infrastructure being lured by DIA, including RTD’s Colfax light-rail station, and a little farther, the new A-Line commuter rail to the airport.

“These are nicer, wider units than you may be used to seeing, and we’re providing awesome finishes,” says Swientisky, noting patios and 9-foot ceilings on the four main-level units, vaulted ceilings and balconies on the upper level, granite countertops in the kitchen, baths with tile tub surrounds, tile floors in baths and laundry room, private metering of your gas and electric and, with the next nine sold, a single-car garage.

Gardner’s Angelo Sbrocca will be on site today, Saturday, March 17 (the gate will be open) from 10 a.m. till 3 p.m. to show you the exact plans and pricing and give you a first preview of the sold-out building, where you can see actual units like the ones being offered. As expected, Sbrocca says the offer is attracting some younger buyers who relish the chance to get into home ownership in one of the first condo projects launched in recent years, but also some seasoned homeowners who want out of their older places in Aurora in exchange for single-level living and no-maintenance landscaping.

Garages are being provided only with the next nine homes sold, along with reserved parking spots.  Those buyers also like the idea of the gated community entry and the Starbucks that is only a thousand feet from the gate, along with a King Soopers and lots of smaller dining options.

Prices will absolutely be going up following the next four sales, says Sbrocca, who will have St. Patrick’s Day cupcakes out, as he shows you the plans from an on-site sales center near the first building. To reach, from I-225 head east on Colfax a mile to Chambers, turn north a long block to E. 17th Avenue, then west to the open entry gate, and follow the signs.
