In a tight market where many buyers feel they don’t have all the choices they’d prefer, Oakwood is opening sales on an age-55-plus single-family ranch series thatap all about choice — how much you want to spend, how much space you need, and how much or how little yard work you want to do.
At Fairway Villas at Green Valley Ranch, Saturday, April 28 is the day you can get a look at Oakwood’s newly redesigned Villa Collection of ranches, based on the same popular ranches that were overwhelmingly successful for Oakwood over the past six years (you can still tour a show home from the previous series).
Buyers have been waiting for new sites to open for those, and you can see plans and prices — and pick out a homesite on an island wrapped by Green Valley Ranch Golf Club, one overlooking the fairways if you like.
Last month, Oakwood opened sales on another series at Fairway Villas — some low-maintenance single-family ranch Bungalows that have similar size and appeal to the Villas plans, plus a maintenance package that covers snow removal and the front-yard landscaping, for an HOA dues initially at only around $70 a month.
Whether or not to have front-yard maintenance is just one of the choices Oakwood will let you make between those two new ranch series.
On the redesigned Villas plans (they’re pre-model priced from $399,900), you can opt to add a Smart Space — an upstairs level with a third guest suite and/or a library or hobby area. Or you can have Oakwood finish a bedroom/bathroom and activities area in the basement, leaving additional room for storage.
You can have both options, if you want, or you can stick with the basic ranch and keep your final price close to the minimums (even the smallest Villas ranch offers 1,570 square feet, plus basement and extra-wide two-car garage).
“We’re already seeing individual buyers choosing every option,” says Charles Roberts, who will show you the plans from both new series. “Some want a Smart Space, some want finished basement space, some want both.
“Either way, buyers are already telling us that we’re offering much more value on these than what they’re seeing from similar ranch products,” Roberts adds.
Anticipating the demand, Oakwood is already starting construction on some Designer Showcase Homes from both series, while the showhomes are being built, for buyers who want to be moved in by Christmas. Those include a Pinon ranch from the Villas Collection — a two-bedroom/two-bath plan with a base price of $349,900.
Oakwood has a Pinon set for pre-holiday delivery that includes numbers of upgrades, including a chef’s kitchen with double ovens, five-burner gas cooktop under a stainless hood, soft-close drawers and quartz counters. Itap priced at $401,169.
Buy a Villa home Saturday, April 28, and Oakwood will take 25 percent off the lot premium, providing you’re one of the first six Villas buyers, and will give you $4,000 in closing costs for using its chosen lender and home insurer (that $4,000 applies to Bungalows, too).
You’ll see Fairway Villas’ clubhouse and pools, and Green Valley Ranch Golf Club, where residents get preferred tee times and play a par-3 course for free.
Fairway Villas is east of Peña Blvd at East 56th Avenue. From Peña, take 56th east 1.2 miles (past Tower Road) to Dunkirk, then turn south to 54th Place.
