A vanishing chance for single-level value at Vista Ridge: Ranch and main-floor masters are ready, no mowing required

Five move-in-ready homes, which can be toured now in Erie, are among the final 13 that Century Communities will build there.

Whatap the difference between a typical $575,000 resale ranch and a home you can tour now in Vista Ridge, west of Interstate 25 on Colorado 7?

“About 575 square feet,” says Century Communities’ Geoffrey Stell, who with Chris Vandegrift will show you the 2,475-foot home plus four others set to deliver now — all offering main-level living, contemporary Colorado architecture, and a complete landscape maintenance package, both front and backyard.

Darcy Johnson, moving here from Grand Junction to be closer to family, took a look at Century Communities’ designs in Vista Ridge, then visited five other communities offering ranch plans, and asked each of them to “Show me what you have thatap move-in ready.” Now, she and her husband are settled into a Century Communities home with a main-floor master suite and a view across the turf of Vista Ridge’s Colorado National Golf Club.

And they’ll never have to mow any of it. “Itap the illusion of a bigger property without having to take care of it,” Johnson says.

“You can’t find more house for the dollar from here to Denver,” says Century Communities’ Stell, noting that he sees ranch buyers who will return here after six months of looking elsewhere, finally purchasing one of these ranch or main-floor master plans at Vista Ridge.

But opportunities to do so are slipping away. The five move-in-ready homes you can tour Saturday and Sunday, May 19-20, are among the final 13 that Century Communities will build — some of the last new single-family homes that will ever be offered with Vista Ridge’s pools and trails as part of the package. All five homes offer main-level living (one is a ranch, four are main-floor master suite plans). Three of the homes back to the golf course.

Of the homes left, one is priced at $575,000, about $250,000 less than what a typical new ranch goes for in nearby age-restricted communities without a golf course.

This one has three bedrooms and 2,475 finished square feet, with 1,900 feet on the main level including the master, plus two upstairs bedrooms and a loft, not counting a full unfinished basement with structural wood floors and a two-car attached garage. The great room looks out between the 10th green and the pro tee box of the 11th hole, and shows a dazzling kitchen and 10-foot ceilings that are hard to find in older ranches.

Like other homes in the enclave, itap close to landscaped trails that give these low-maintenance homes a very attractive setting that complements their Colorado contemporary architecture. The golf club and a popular grill between the front and back nine are just two of the lifestyle attractions.

Meanwhile, HOA dues (currently $255 per month) cover not only the landscape maintenance, but access to Vista Ridge’s two pools, fitness center, trails and parks.

“Although many buyers here are downsizing, Vista Ridge has no age restriction,” adds Stell. “Thatap an advantage when it comes time to sell.”

Prices start in the mid-$500s. Jamie Charbonneau, director of sales and marketing, notes that prices for ready-now homes have been reduced between $30,000 to $50,000 as close-out approaches. And Century Communities has additional promotions for homes that contract by May 31 and close by June 28.

From Denver, take I-25 north past E-470 to Highway 7, head west 2 miles to Vista Ridge’s entry at Mountain View and turn north ½-mile to Skyline. Or from Boulder, take Baseline east (becomes Hwy 7) 13 miles to Mountain View.
