The low $300,000s is a critical price range for buyers struggling to purchase in Denver. Sales agents say that buyers often can reach into the low $3s, only to be priced out when a builder tacks on a lot premium and typical options like air conditioning.
But Oakwood Homes is bringing new townhome designs to Green Valley Ranch, to a site three minutes from commuter rail. And if you can reach into the low $300s, you really can buy one.
At The Towns at Oak Crest, now taking shape at Himalaya Street and East 38th Avenue, $320,000 purchases a three-bedroom townhome with over 1,415 square feet of finished space, including a master suite and second bath on the bedroom level, plus a basement with another 500 square feet, and a two-car attached garage.
Oakwood, which already tested these out in Utah, wraps the usual upgrade items into the base price, meaning that air conditioning, granite kitchen counters, stainless appliances (including the fridge), and wood stair rails and faux hardwood floors on the main level are part of the package.
“Buyers and their agents often tell us they can stretch their budgets into the low-$3s but can’t reach further,” says Amber Youngers, who along with Ritchie Kotschau will show you the floor plans Saturday, July 21, at a temporary sales center a mile northwest of the site, east of Tower Road on East 51st.
“When we tell them that there are no lot premiums or options to tack on, they’re very excited,” says Younger, adding that buyers often arrive after shopping other builders and are used to being nickel-and-dimed for add-ons. “You’re telling me everything’s all tucked into this price?” one buyer asked.
She and Kotschau already have a dozen of the 48 townhomes under contract, well before completion of the first units — including to purchasers who plan to ride RTD’s A-Line commuter rail to DIA or downtown from 40th Avenue Station, three minutes west of the site.
Younger says affordability is much appreciated in this area, where employees are close to the University of Colorado Anschutz Medical Campus, and where buyers are often making comparisons to prices in Stapleton — well beyond this range.
Younger notes that these are real townhome plans, with the kitchen and entertaining area on the ground floor rather than a flight above as in row home products. Prices for Oak Crest start from $315,000 for a 1,307-foot townhome providing three bedrooms, 2-1/2 baths, a basement and attached garage. If you can stretch a bit further, Oakwood can finish another 400 or 500 square feet in the basement, for an even better cost-per-foot value.
Younges and Kotschau will tell you about Oakwood’s trademark energy features (so reliable that they’ll guarantee your energy bills for the first two years of ownership) and about the low-maintenance exterior of these Towns plans — virtually no exterior maintenance, with trash and snow removal covered by Green Valley Ranch’s low monthly, currently $80.
