A dollar goes further this fall in Broomfield, as Meritage cuts prices on homes ready for move-in before Christmas

All over town, Meritage Homes has large, single-family homes that are on track to be ready for move-in before Christmas, and has packaged in a price cut from $20,000 to $40,000 on many of those.

Thatap good news to buyers who have shopped the popular city of Broomfield, where Meritage sold 36 homes this year at Vista Highlands, near Colorado 7 and Sheridan Parkway.

With prospects for more interest-rate increases in the coming year, the chance to move now could be a gift that keeps giving for years to come, says Lindsay Esparza, who will show you Meritage’s two model homes Saturday and Sunday, Oct. 20-21, and another five homes at Vista Highlands that are ready now.

That includes a Platte ranch design set for move-in, a half block from a centerpiece Broomfield park. It has three bedrooms, over 1,800 square feet of finished space, plus a full-wide three-car garage and a daylighted walk-out basement for future finish — a coveted addition to any Colorado ranch.

The home was originally priced at $582,997, but Meritage has it at $539,900 this weekend as part of its pre-holiday Save-Now, Live-Better Sales Event.

Meritage has four other move-in-ready homes at similar savings right now, and a few more ready by New Year’s. All of them provide a location that works whether you’re commuting downtown, to DIA or to the U.S. 36/Boulder corridor.

“People love the access from here,” Esparza adds. “We have buyers telling us the husband works in Fort Collins, the wife in downtown Denver.”

Vista Highlands’ setting — a mile from I-25, 2 miles from E-470 and Northwest Parkway — puts it close to some of the most impressive infrastructure developments in the metro area, including the new Denver Premium Outlets, Amazon’s Fulfillment Center and a 66-acre UC Health campus planned close to the neighborhood.

Esparza says buyers are also lured to Meritage’s exceptional energy performance, including polyurethane sprayed-on insulation to keep homes cooler in summer, warmer in winter, and cleaner and quieter, too.

“They particularly like the quiet,” she adds, noting that with construction happening now, she shows how quiet a model is as soon as a door is closed.

Meritage will show you how that works (you’ll see a ceiling cutaway in the Northgate ranch model showing the insulation) and how that translates into lower energy bills.

The two-story Waterton show home — four bedrooms, over 2,600 square feet — posts a HERS (Home Energy Rating) score of just 62, compared with 100 for a typical new hom, and 130 for a typical resale home.

You’ll also see a Northgate ranch ready for move-in (itap been reduced from $655,672 to $599,900) with a three-car garage and finished basement space with a guest bedroom, taking its finished size to almost 3,000 square feet.

Meritage’s Vista Highlands doesn’t Google-map well yet; take I-25 north past 470 to Highway 7, head west a mile just past Huron, and turn north to 169th.
