When new-urban builder BLVDWAY launched presales in 2017 on trendy-looking townhomes and paired homes for a site recovered from an old iron mill in Englewood, some of the first buyers through the door weren’t after townhomes at all.
Rather, they were looking for single-level plans — no stairs to climb — with that same Englewood location.
Now BLVDWAY is ready to make that happen, with plans for 36 luxury condos at Iron Works Village: roomy interiors, premium finishes, private garages (mostly two-car), and even some mountain views to be had from this site, 5 blocks from light rail.
You can tour Iron Works’ townhome and paired-home models (they’re already nearing the half-sold mark), along with plans for nice-sized condos that will deliver in early 2020 — time to get your house sold and prepare a move.
Typical quadruplex units will be from the $440s, a real price that’ll deliver a two-bedroom, two-bath unit, plus a flex space for a den or media area, with around 1,319 square feet. Some at that price will have views west to the mountains, and all will be elevator-served and have private garages.
Delivering a condo in the mid-$400s in a location just 7 miles from downtown and 7 miles from the Denver Tech Center isn’t easy, says Aaron Foy, co-owner of BLVDWAY Communities.
“Condo prices are crazy,” he says, pointing to projects downtown with square-foot costs way beyond Iron Works Village’s pricing. Rather than tackle the condo market, most developers have put their resources into apartments.
“Buyers coming from apartments along South Broadway are part of the reason our townhomes sell so rapidly,” says Foy. “They’re seeing units a few blocks away in Denver where per-square-foot costs are in the $400s, and realize we’re offering a lot of value.”
Foy says condo buyers at Iron Works Village will share the same location, close to a growing SoBo restaurant scene — including Breakfast on Broadway, directly abeam the community on Broadway at Bates Avenue — and 5 blocks from the Englewood light-rail station.
Visitors on Sunday, Jan. 27, will pick from those floor plans, and they’ll see the actual finishes in the townhomes and paired homes that represent the quality of the finished condos — including vinyl plank floors in all areas save for bedrooms and baths, kitchens with granite islands and stainless appliances, and a gas cooktop.
BLVDWAY, adds Foy, is positioning itself on this and other projects as a quality builder that provides a substantial warranty.
Iron Works Village still has townhomes available from around $378,000 and offers a 1,526-foot townhome from the $420s.
