This rendering shows design plans for The Collective on Canyon, a mixed-use project developers are seeking to build at the site of Liquor Mart and the former Robb's Music building.

A real estate development and management company is proposing a mixed-use development at the site of Liquor Mart and the former Robb’s Music building that could include nearly 150 rental units and more than 10,000 square feet of retails space.

Core Spaces, the real estate company headquartered in Chicago that last year purchased the 1.7 acre parcel at the corner of 15th Street and Canyon Boulevard for $16.6 million, plans to demolish the existing structures.

The plan, which includes 147 housing units and 11,000 square feet for retail, was recently presented to the Boulder Planning Board for a concept review.

Documents submitted to the city show plans for “a piano shaped building” with retail space on the ground floor and residential rental units on four levels. The residential units would consist of micro-studio, studio, one-, two-, three-, and four-bedroom apartments, ranging from about 300 to 1,200 square feet.

The project, called “The Collective on Canyon,” includes 101 below grade parking spots, two interior courtyards and rooftop terraces with a pool and a hot tub.
