Dollars and sense in Castle Rock: Best-seller neighborhood in The Meadows shows value-packed paired homes from $360s

KB Home’s paired-home models appeal to buyers who have been excluded by rising prices, but also those who are waiting for the right moment to downsize.

As Castle Rock continues luring families to its pretty setting and remarkable recreational amenities, prices on newer homes are pushing into the $500s and $600s in many areas — and that points to why the fastest-selling homes in The Meadows right now are paired homes, not single-family plans.

At The Villas at The Meadows by KB Home, a few blocks from Castle Rock’s new Adventist Hospital and literally wrapped in parks and trails, you can find new paired home designs from as low as the $360s, a real price that will deliver a home, along with KB Home’s energy and other standard features.

Coupled with low interest rates, KB Home finds those are appealing to buyers who have been excluded from buying by rising prices — but also those who have waited to downsiz, searching for just the right moment to market their old house and get into something new with much lower maintenance.

“This is turning out to be a fantastic summer to buy,” says Randy Carpenter, division president at KB Home Colorado.

After rapid sales, KB Home is getting set to open a third phase of homesites at The Villas — but also has a few opportunities that can deliver soon, for buyers who are just now putting their older places up for sale.

That appealed to one couple who had visited The Villas a year ago, now back this week after their house already sold, wanting to buy a Walnut plan (you can tour a model), with 1,883 square feet of finished space, three upstairs bedrooms including a nice master, and a big loft.

If you like the looks of these, you’ll find one home ready to deliver soon. Itap a Cypress, two bedrooms plus a large loft with room for a play area or homework zone. It delivers over 1,440 finished square feet, plus the option of a finished basement included. Itap priced at just $375,000.

Despite the run-up in prices in Castle Rock, thatap a typical contract price in The Villas, where average sales have been between $375,000 and $400,000.

KB Home is also underway now on one of those large, three-bedroom Walnut plans, set to deliver in October — enough time to put your home on the market now and hopefully avoid a double move. Itap priced now in the $380s.

All of these homes provide a private driveway and a fenced side yard for kids or for a labradoodle to roam, along with a maintenance package that lets owners spend less time on yard work and more time exploring all of the recreational opportunities nearby.

Those include Miller Park with its big-concert amphitheater and nearby 6,830-yard Red Hawk Ridge Golf Course by architect Jim Engh.

You’re a short walk from Douglas County’s Ascent Charter School and close to the newest pool center arrived to The Meadows, close to The Meadows’ town center with coffee, bagel, burger and pizza places, not counting the dining arriving to Castle Rock’s Outlets and new Promenade mall.

Take the Meadows/Founders exit from I-25 west 1.5 mile (past the hospital) to Low Meadows and turn north.
