Bellwether for a persistent market, Lakewood’s Solterra remains strong, open house next Saturday (Nov. 2)

Agent Ryan Penn says November is a moment of opportunity for purchasers, before sellers decide to take their home off the holiday market.

For one bellwether of the Denver market heading toward a new year, look at Solterra in far-western Lakewood — a former Parade of Homes community with big views of the foothills around Red Rocks Park, and a location that captures buyers moving up from older, Denver city neighborhoods.

Days-on-market in Solterra in the hot year of 2018 averaged 54 but are trending even lower this year, currently 38, with 16 active listings, says broker Ryan Penn of 360 Dwellings, a Solterra specialist.

He’ll show you one of those NEXT Saturday, after the snow has stopped.

At 15135 W. Washburn Ave. in Solterra, Penn will open a four-bedroom, four-bath design by Infinity Home Collection, one of the community’s most successful builders for its edgy, contemporary renderings of Solterra’s Tuscan-themed architecture.

The 3,793-foot home was created five years ago on one of Solterra’s oversized sites, 9,990 square feet, and shows lots of curb appeal in its stucco/stone exterior and mature landscaping.

You’ll see hardwood floors on the main floor and a neutral color palette, a wide-open great room with a fireplace in a flagstone surround, and a large-island kitchen with a butler’s pantry linking to the formal dining, and Bosch appliances including double ovens.

The upstairs master has his-and-her vanities and a large walk-in closet, and the home includes an Infinity trademark: a covered “Solterra room” outdoor living space that invites al fresco dining.

Penn (ask him for a copy of his Solterra Market Trends Report) says this is priced to sell at $1.15 million, and notes that November tends to be a moment of opportunity for purchasers, before sellers decide to take their home off the holiday market, intending to re-list in the new year.

The cul-de-sac setting has Solterra’s good access to employers in Denver West, Union Square and south Jefferson County, and a very workable commute into downtown as well, 25 minutes non-rush hour.

Take Indiana south from Alameda a full mile to W. Vassar, turn right to Kendrick, then left to Washburn.
