At River Run Resort up in Granby, where buyers from the Front Range have bought single-family resort homes at a phenomenal pace all summer, activities director Rachel Thackton is deep into planning a calendar of activities for families after they come home from skiing nearby Winter Park and Granby Ranch—booking live music for River Run’s Summit Bar & Grill by local Grand County performers like Matt Brown, Tara Rose, and Jessica Jones.
Meanwhile, the 26 families that have already settled into these roomy ‘resort villas’ at River Run are fishing the Colorado River, or hiking the trails on the wilderness side of Rocky Mountain National Park, and watching kids and grandkids enjoy the pool and other amenities. Out of the 36 home sites, River Run opened last spring, that leaves just ten final homes coming into ski season, when these will be a half-hour from Winter Park, just a few minutes from kid-friendly slopes at Granby Ranch and the cross-country terrain at nearby Snow Mountain Ranch.
Those final ten homes are priced from just $274,900—and you can tour two models today, on a weekend thatap probably the last chance to see the peak aspen colors.
Meanwhile, every one of those homes will come with two 2020/21 season Ikon ski passes, good at Winter Park/Mary Jane; and at Steamboat, 90 minutes west. (You must purchase by Nov. 30, 2020.)
River Run will run a free shuttle to Winter Park and Snow Mountain Ranch and is partnering with Granby Ranch on a shuttle there. At day’s end, guests will find many of the amenities will be open all winter, including three hot tubs, two on-site taverns (one for family, one adult), a bowling alley, arcade, and play areas for kids.
Residents pay for those via a resort management fee of $850/month, also covering property taxes, maintenance, and some snow removal. But the fee can be offset by letting River Run rent your home out during periods when you’re not on-site, at rates ranging from $350/night pre-ski season to $425/night during prime months. Some families are already doing that, says Janelle Yeagley, who will show you the models.
The last two buyers who arrived in September included a family with high school-aged kids, expected to use this as a base for skiing; and a couple that will be elk hunting, says Yeagley. Among models you’ll visit is a 3-bedroom ‘Alpine Retreat’—over 1,700 sq. feet of finished space including a detached unit across the deck where you could host your best friends, or cousins, or visiting kids/grandkids.
