At a moment when buyers in every price range around town are struggling to find homes to buy—facing intense competition for the few listings on the market—Lennar has some opportunities for roomy single-family ranches ready for move-in; ones you can tour today, and get hold of without having to fight a bidding war.
“People who are shopping in this market love that they can find homes here that have price tags they can count on,” says Lennar’s Debra Baca, who can show you a ranch ready for April move-in at age-55-plus Inspiration, off E-470 at Gartrell Road near Parker.
That home is a roomy two-bedroom-plus study plan with 2,175 sq. feet of finished space on the main level, plus an unfinished basement and a full-wide 3-car garage. Itap priced at just $666,800—a tad above what the average single-family home was selling for last month in the 11-county Denver area ($632,581).
Lennar has other homes coming available at Inspiration heading into summer; and some attractive home sites in Inspiration’s newest neighborhood where you could arrange for a home built from scratch from the mid $500s—a real price that includes a home site.
If your world is centered further north, you can tour Heritage Todd Creek in a low-density area of Thornton that provides exceptional commuter access to DIA and to the Boulder Turnpike corridor, along with an Arthur Hills golf course. There’s a Hamilton ranch ready for move-in right on the fairways priced at $740,000—no bidding necessary. Like the home in Inspiration, it has a full-wide 3-car garage; along with a day-lit garden-level basement and a deck overlooking the course.
“You need to get it while you can,” cautions Lennar’s Tina Dinkel at Todd Creek. At both communities, she notes, Lennar is seeing exceptional numbers of buyers coming from out of state, wanting Colorado’s lifestyle, or to be closer to their Colorado kids. Both Dinkel and Baca note that buyers from California have a clear view of how attractive the pricing is on these homes, at a moment when there are only around 1,100 homes for sale in the entire Denver market.
At both age-55-plus areas, you’ll find very attractive clubhouses with activities to encourage early friendships. And at both, you’ll see ranches with Lennar’s Everything’s Included’ features—things at the standard price that are likely options with other builders.
E-470 will get you to either location—for Todd Creek exit at Quebec Street and head north a mile to Heritage Drive. For Inspiration, exit E-470 at Gartrell and head south a mile to Inspiration Lane.
