Even with all of its alpine attractions including the uncrowded side of Rocky Mountain National Park, Grand Lake, and the trout waters of the Colorado River, the town of Granby rarely sees the kind of spring tourism that itap getting now in the wake of Covid. “The last few weeks have been crazy,” says Janelle Yeagley at River Run, the family-style mountain resort in Granby on the way to Grand Lake.
Today, Yeagley can show you four patio-ranch style Resort Villas that River Run has let from an offering of 36 that were launched as the pandemic arrived a year ago. Even while the lockdown descended, those began selling like hotcakes to Front Range families wanting to get out of the city, taking advantage of prices that sounded way too low for the proximity that River Run has to Winter Park and other resort areas.
For just $274,900 you can purchase one of two remaining ‘Lookout’ plans that River Run has left—two bedrooms, two baths, 1,200 sq. feet of finished space that includes a detached unit for your kids, grandkids or best friends to join you as national travel reopens.
Those units are all served by the same year-round amenities that River Run’s RV and rental cabin vacationers get (the community saw 150 check-ins for those just last weekend)—including a resort pool with three hot tubs that are open all winter, a family-style bowling alley, kids’ arcade, and two alpine-style taverns that host music twice weekly.
Owners of River Run’s Resort Villas pay a resort management fee of $870/month for those amenities, also covering their property taxes, landscaping, and snow removal. If you want, you can offset the fee by letting River Run rent your home out during periods when you’re away. (During summer, outsiders are paying up to $425 a night for those, according to Yeagley).
You’ll also find two premium 3-bedroom Villas, one priced at just $344,900. Yeagley, who was with the Grand County Chamber of Commerce before arriving at River Run, has never seen interest in the mountains as she’s tracking now, and doesn’t expect those to last long.
You’ll see how close this is to ski areas in Winter Park (30 minutes) and Granby Ranch (10 minutes) for wintertime (River Run has a free shuttle); and to choice fishing (the Colorado wanders right through the resort). You’ll also hear about the calendar of family events arranged by a full-time activities director.
