Getting the most out of a downsize move into a retirement ranch is all about timing — and right now, the timing couldn’t be better for buyers at Oakwood’s age-55-plus community in the newest part of Green Valley Ranch.
That starts with the timing of your move from your older place in Denver. Newly released stats show that once again, prices were up on resale homes last month — to a whopping $600,000 on a median-priced detached home in the 11-county area.
The downside of that very ripe summer market is finding a newer, reasonably priced place to move into, at a time when builders are continually raising prices and are often more than a year from delivering any new home.
But put your house on the market next week, and by Labor Day you could be moved into a new ‘Haven’ ranch from the Retreat Collection at The Reserve at Green Valley Ranch—three bedrooms, three baths, over 2,500 sq. feet of finished space—priced just a bit over that typical Denver area resale house.

Finding that availability in the market is a rarity now, says Tamie Heimbigner, who along with Lee Ann Delis and Danny Koskovich will show you The Reserve’s 10,000-square-foot ‘Farmhouse’ community center thatap rapidly nearing completion beside the visitor center, just east of Picadilly Road on Green Valley Ranch Boulevard.
You can already see the resort-style pool taking shape, overlooking a greenbelt with a mountain view, along with a spa, bar, pickleball courts, fitness center, and a golf simulator. OakwoodLife already has a full-time Lifestyle Director on site, planning a calendar of events at The Reserve.
The three ranches from the Retreat Collection all have ‘Smart Spaces’ upstairs that add places for hobbies, a library, or a guest suite.
You’ll also see OakwoodLife’s Bungalows Series of value-packed ranches, including a Pinon ranch plan, two bedrooms, two baths, over 1,500 sq. feet of finished space, on track to deliver before Christmas. Itap priced at right around $540,000—$60,000 less than that median-priced detached resale last month.
Counting the three homes on the shortest timeframe, Oakwood has nine ranches scheduled to deliver before the holidays—but demand remains very strong, says Heimbigner, furthered by plenty of buyers arriving from out of state.
The Reserve is taking shape on the way to DIA. Take the DIA Freeway/Peña Boulevard to Green Valley Ranch Boulevard and turn east three miles, past Picadilly; or from E-470 exit at E. 56th, turn west to Picadilly, then south.
