Big-family size at a reasonable price: At Lennar’s solar community near DIA, see quick move-ins, no bid necessary

A near-ready 3-bedroom paired-home has over 1,800 sq. feet of space at $450,900—around $84,000 less than a median-priced resale house.

Lennar’s Patrick Hennessy and Ava Knight talk with all of the families who are out there struggling to find reasonably priced homes this fall. From listening to them, they know the bidding wars for resale houses are still happening (one buyer was a seven-time loser, once at $25,000 over asking price). And they know that buyer demand is picking up again now.

At Buffalo Highlands, west of DIA near Tower Road and E. 96th Avenue, they can show you a sight for sore eyes—a new 3-bedroom paired-home, 2-1/2 baths, thatap ready for November delivery. It delivers over 1,800 sq. feet of finished space and is priced at $450,900—around $84,000 less than the median-priced resale house was selling for in the Denver Metro Area last month.

And no bidding is necessary.

“New homes used to be priced at a premium over older houses because of their newness, but now they’re comparably priced, while delivering better technology and warranties,” says Hennessy.

At Buffalo Highlands, that includes photovoltaic solar energy—a leased rooftop solar system that, combined with Lennar’s energy conservation features, creates exceptionally good energy performance, with the payback likely to get even better as electric rates increase.

Meanwhile, Lennar buyers at Buffalo highlands get the builder’s unique ‘Everything’s Included’ features—lots of highly visible items that are likely upgrades at other builders, including air conditioning, nicer cabinets, flooring, and countertops, plus smart-home features such as smart locks, smart doorbell, smart garage door opener, and an alarm system; all controlled by a phone app.

You’ll tour Lennar’s fastest selling plan—a Meridian design with over 2,100 finished sq. feet, with a wide-open family area that reveals lots of character and extra depth. Practically all of the finishes and features you’ll see, notes Hennessy, are included at the standard price.

“Everybody loves EI,” he adds, noting that he moved over from another builder to selling Lennar homes when he found out about the popular program.

That home at $450,900 is just the start of the homes set for early delivery—including a 3-bedroom-plus-loft plan, 2-1/2 baths and 2,000 sq. feet of finished area, plus the 2-car attached garage. Itap located a block from a pocket park and is set to be ready for move-in next month, priced at $503,500.

Hennessy and Knight say they see purchasers who work at DIA, along with first responders from Denver and Aurora, and some tech types working downtown. This location also works for a commute into Broomfield and Boulder County via E-470, with an interchange a mile-and-a-half east.

In addition to the interior size, you’ll be surprised how much these paired homes look like single family designs. “Once people see them they’re sold,” says Hennessey. From the DIA Freeway take Tower Road to E. 96th Avenue and turn west.
