The Denver Urban Renewal Authority will meet with Alliance Development Group this afternoon to determine whether the group, led by former Mayor Wellington Webb and developer Jim Sullivan, will be chosen to revitalize the Dahlia Square shopping center.

Alliance is the only company still in the running to redevelop the 8.3-acre center in Denver’s northeast Park Hill neighborhood. A DURA panel asked for a second meeting with the group to address various issues it had with the group’s original proposal before making its final decision.

“We are fully anticipating the site plan has been modified to reflect the concerns previously put forth by the selection committee,” said DURA executive director Tracy Huggins.

If selected, Alliance will be charged with building least 150 units of attached and detached housing, senior housing, a health clinic and a commercial center on the site. If the changes do not satisfy DURA, it will begin searching for other developers.

The redevelopment project, which has been plagued by setbacks and environmental concerns, will likely include some form of public funding although the type and amount have not been determined.

Environmental cleanup of the site was launched last week. Parkhill Community Inc. owns the site and is handling the remediation with a combination of city and federal funding.

Denver City Councilwoman Elbra Wedgeworth, whose district includes northeast Park Hill, said the DURA panel will be looking at the number of housing units and placement of various structures within the site.

Webb spokeswoman Cindy Brovsky wouldn’t say what sort of changes the group made to its plan.
