
Affordable-housing leader: Apartment Investment & Management Co. (AIMCO) tops the list of affordable-housing managers.
The Denver-based firm has 96,000 affordable units in a portfolio of 191,951, according to the National Affordable Housing Management Association’s Affordable 50. That’s more than twice as many as Interstate Realty Management, which placed second with 38,032 of 39,312 units.
Denver-based Mercy Housing also made the list, ranking 30th with 8,000 of its 10,000 units deemed affordable.
Offices, retail, condos: A group of Broomfield investors plans to break ground in September on an office and retail condominium building at Stapleton.
Central Park Partners is developing a 44,000-square-foot, three-story building at 2373 Central Park Boulevard. The second floor will be occupied by Re/Max City Horizons Group. The building is expected to be completed in September 2007.
Condos on the first floor will range from 1,000 to 2,100 square feet. The third floor has 13,530 square feet that can be divided.
The space is expected to sell for $195 to $205 a square foot, said Chip McReynolds, a broker with Re/Max Horizons Group marketing the property.
Complex investment: A private California investment firm recently paid $45.3 million for two metro-area apartment complexes.
Hamilton/Zanze bought the 351-unit Trails Apartments in Aurora and the 226-unit Ironwood at the Ranch Apartments in Westminster.
The seller of both properties was Equity Residential, a Chicago-based institutional apartment owner.
Best places to live: Denver ranks third among large cities as the best place to relocate a family.
Colorado Springs ranks 15th on the list, according to a recent study by Worldwide ERC and Primacy Relocation.
Among mid-sized metro areas with a population of 250,000 to 500,000, Boulder-Longmont ranks No. 4 and Fort Collins ranks No. 8.
Among small metro areas, population 50,000 to 200,000, Grand Junction is No. 2.
The ranking is based on measurable factors such as commute times, tax rates and average home cost and appreciation. Fee and occupancy rates for temporary housing and mini-storage also are factored into the equation.
