The developers of a former landfill at the old Lowry Air Force Base will unveil plans for the 80-acre site at two open houses this week.
The meetings about Lowry Vista will be held at 6 p.m. today and Thursday at the Eisenhower Chapel in Lowry Town Center. The development team includes International Risk Group LLC, Industrial Realty Group LLC and Bear Creek Capital.
Their plan calls for up to 1,000 residences and a mix of shops, restaurants and offices.
“We don’t have square footages pinned down, because it’s going to be driven by the market,” said Lynn Moore of Davis Partnership, land planner for the project.
Because the site is a former landfill, the environmental condition is a concern, said Dave Siefkas, president of Lowry United Neighborhoods.
The development team plans to reinforce the 2-foot soil cap by adding more dirt and hardscape surfaces above it. The work would be done to standards set by the Colorado Department of Public Health and Environment.
The team has been meeting with residents surrounding the site to gather input. This week’s meetings are aimed at the Lowry community. Many in the area have expressed concerns that the amount of development planned in the area will increase traffic and tax the school system.
“These meetings initiate the next four to six months of discussions with Lowry neighbors,” said Marcus Pachner, who is working with the developers on the project.
The approval process could last through the end of the year. Construction is expected to start early next year, with the first shops opening in 2010.
