The developers of a 32-acre parcel across from Fitzsimons Life Sciences District in Aurora hope to break ground in the next few months and turn it into an office building for Children’s Hospital.

When fully developed, Fitzsimons Village is expected to include hotels, offices, shops and housing, development officials said.

“It’s one of the best-done plans we’ve had in this city,” said Bob Watkins, director of planning for Aurora. “The developer did an excellent job with their designers. A lot of projects are slowing down because of the economic and financial crisis.”

A Marriott Spring Hill is still planned for the site, but it’s been difficult to land financing, said Andrew Klein, a partner in the development.

One option, he said, is to pull in a financing partner.

“We are talking with a larger real estate development company that already has financing and we’d do a joint venture,” Klein said.

The entity is BWAB-Fitzsimons, a partnership between Charlie Biederman and Steven Roitman of BWAB and Otis Moore, Andrew Klein and Robert Mordini of Icon Investment Group.

Meanwhile, Bush Development expects to break ground in the next 60 days on a 4.5-acre site at the southeast corner of East Colfax Avenue and Peoria Street.

That project will include a bank, 7-Eleven and Qdoba Mexican Grill.

The development firm also is talking with office-supply stores and several other retailers about locating at the site, said Troy Smith, the company’s vice president of development.
