Downtown lifestyle at $189,900? Penthouse at $399,900? Just 20 left as 100 Park closes out this weekend

In America’s easiest-to-live-in downtown, the fastest selling project has been the one with the lowest prices…and some of the best views, too. But with 20 flats left, including a 20th floor 2-bedroom penthouse at just $399,900, One Hundred Park Avenue is ready to close out its operation…and has a special incentive waiting to get you to come look at those last homes.

…Including those few “Sky Houses” with corner views that have to seem remarkable at these prices: from some, the entire expanse of downtown from Capitol Hill to Coors Field, all set against the Continental Divide. The very most expensive is $508,900…

You’ll see the two fastest selling plans: a 1-bedroom ‘Versa’ (a handful left marked down from $227,900 to $186,900)…and a super-sized 2-bedroom ‘Utopia’ (1,450 to 1,500 feet) with a corner balcony large enough to entertain outdoors, from the low fives. Whether you’re a first-timer or not, One Hundred Park will “double” the credit with an added incentive of $8,000 on the one-beds, $16,000 on the twos, providing you contract now (they’ll have details today).

You’ll also get a taste of something that’s important in downtown projects much more expensive–the pool scene. One Hundred Park’s Uptown location at 20th and Pearl comes with more surrounding ground than other city condos, allowing an expansive pool with barbecue and cabana…and “100 Bark Avenue,” a fenced-in park where you can let the dog run loose.

There’s an indoor fitness area, party kitchen-fireplace-lounge, and plenty of walk-to attractions. “You can try out a hip restaurant every night,” says sales associate Joe Monarez, pointing south to 19th where popular Fluid Coffee Bar is, and beyond that to 17th Avenue where the eateries go on and on.

Monarez also will point out the finishes that transformed these units: hardwood floors, cherry or maple cabinets, and slab granite counters. Take 19th Avenue east from downtown to Pearl, north a block to 20th and the guest parking.
