Taking a new, attainably priced look at Stapleton with its 24 parks and choice of 25 restaurants

Everybody knows that Stapleton…with its huge Central Park, six schools, and loads of places to dine, shop and sip coffee…is Denver’s best selling ‘new-urbanist’ community. What you may NOT know is how little it costs to buy new home there now…particularly at some creative, attainably priced models that builders will show you today.

…Starting with Stapleton’s Central Park North neighborhood, right beside 80-acre Central Park with its sledding hill and trails that wander Westerly Creek, where you can see Wonderland Homes’ “Denver Traditions” series, with architecture modeled after historic areas like Wash Park: $280,900 for a 1,226-foot cottage ranch with basement and 2-car garage included (it’s attracting buyers wanting to live close to their Stapleton grandkids).

But the fastest seller, says Wonderland’s Sean McAleavey, is a 1,632-foot ‘Larimer’ family-styled model at $316,900. For an extra $19,000 Wonderland will finish the basement, taking the count to four bedrooms, 3-1/2 baths. Solar panels are an option.

And you can find a new home at Stapleton for much less than that. “We’re seeing a huge increase in buyers, as the deadline for the first-time buyer tax credit approaches,” says Damon Knop with New Town Builders, with a choice of homes under $200,000…including some new, income-qualified townhomes on view from $109,900…right around the corner from Bluff Lake and the Sand Creek Trail. They’re restricted to incomes $42,500 and under, $61,000 for a family of four; and come with an ‘affordability covenant’ that limits appreciation to 3.5%/year.

That’s already attracted plenty of buyers, many of them wanting Stapleton’s schools. “The kids love the schools,” says Knop, whose own kids attend Bill Roberts K-8 (and who has three teachers among his recent buyers.) “I like the way Forest City and Denver Public Schools are working together.”

Those are just some of the opportunities. Also, watch for K.B. Home’s new paired-home series from the low $200s; and “Coach Home” single-families from the $240s.
