Anyone who thinks that nobody is buying new homes in Denver now needs to look at KB Home’s tally since December: 55 sold, mostly in a range under $250,000, where inventory is scarcest. But a ‘scatter-gram’ showed that the builder was missing a lot of families who are buying even lower-priced older places now, who can’t afford what new homes usually cost.

You can be there when KB Homes closes that gap — with pre-sales on a super-affordable series of wide-open, townhome-style condos at First Creek on the way to DIA, that have prices starting at $79,995.

You can be one of the first in to two “Crestline” models that KB has on track for an April grand opening (when prices being offered now on the first 18 homes may already be history). Director of Marketing Rebecca Morris says there may be some purchasers who are lining up from some “Why-Rent Events” KB did over recent weeks. (Buyers can go to KB’s web site at kbhome.com and see how low the payments are for some of these lowest prices. Some purchasers may also qualify for an up-to-$8,000 federal tax credit for first-time buyers).

Every one of five designs is base-priced under $100,000 — even a 3-bedroom, 1,609 foot ‘Magnolia’ plan (from $99,995). And none of this lasts long; KB’s last collection of condos First Creek were all priced around $10,000 higher.

“This is a chance to buy new home quality, with a ten-year warranty, for less than buyers are paying for older re-sale houses with no guarantees at all,” says Morris.

Just as with KB’s more expensive homes, buyers get to use KB’s new Design Studio in Centennial to get their flooring and cabinet choices “built to order.” They also get Energy Star features: calibrated conservation measures that, Morris says, create a noticeable savings on energy bills; enough that purchasers comment on them…and can see “Disney Dream Room” options for kids’ bedrooms.

Visitors checking into KB’s sales center at First Creek (just east of Tower on 56th) can tour models nearing finish, a few blocks away. From I-70 take Pena Boulevard north to E. 56th and head east one mile, just past Tower to Argonne, and north.
