Oakwood marks 104 sales on value-packed homes in Castle Rock, as Congress expands tax credit to cover present homeowners

Oakwood Homes already has 104 sales this year at its pretty Morningview neighborhood west of the Castle Rock Outlet Stores; and two things have changed in the market that could speed that even faster…making this a good day to come look. First item: Last week, Congress not only extended the federal first-time buyer tax credit, but added a $6,500 credit for existing owners who’ve waited to move up.

The other thing that’s changed, says Oakwood’s Alisa Poncher, is that sellers in older neighborhoods are seeing faster sales on their current homes. “We’re seeing buyers who report getting offers on their old houses within two or three days,” she adds. Last Sunday, former Minnesota Vikings defensive back Rhett Nelson, now a sales manager at Morningview in The Meadows, took three sales on super-affordable New Beginnings Collection homes in a single afternoon.

With the new credit, homeowners who have lived continually in their principal home for five consecutive of the last eight years and make less than $125,000 ($225,000 for couples), are eligible. “People look at this and think, ‘This time I’m included, I better not miss out,'” says Laura Duhot, who sells luxurious Oxford, Belford and Shavano series of homes in Morningview, many with 3- or 4-car garages.

Oakwood makes that sweeter still with its own “Stimulus Package” this fall that can bring monthly payments, even on those luxury homes, down to some very appealing monthly payments. On one of the New Beginnings plans (from only $170,700) the stimulus can deliver a monthly in the neighborhood of $956, PITI; on an FHA 3.5% down at a current 30-year fixed rate. For one of Duhot’s larger, lavish Oxford series, it could be $1,847/month…or $1,803 on a spacious Goldenrod ranch plan. You can tour models…and see a choice selection of homes that are ready for move-in before the holidays.

That includes three New Beginnings…one at $253,160, over 1,700 feet finished, three bedrooms plus a bonus room, with a full basement. Across the neighborhood, backing to the open space, you can tour a “Goldenrod” ranch ready to go, with a fully finished basement. All of them, including the New Beginnings, come with Oakwood’s “High Performance” energy features, and settings that are within walking distance the new Clear Sky Elementary School. You’ll see the school, “The Grange” pool and cultural center serving the area…and the bluffs and Ridgeline Open Space that wrap the neighborhood. Take Meadows Parkway west from I-25 two miles to Morningview Drive and turn left.
