The homeowners of big, custom ranch designs in Hidden Forest are so happy with their lifestyle in the trees that they’re always offering up slogans to developer Jack Kloenne to run with his ads: “I’ve slept better since moving down here than I ever have,” one owner told him.

When people see those ads, they come in droves to tour his eight custom homes, where stands of Ponderosas waves from behind the high windows of the great rooms. But to get buyers to spend money this spring, with all of the television news about the credit markets, builders at Hidden Forest have taken a chainsaw to their prices. And that’s what Kloenne can show you today.

Come see Hidden Forest…have fresh baked cookies served by brokers Krista Valentine and Debbie Knapp, and you’ll find them willing to listen to any reasonable offer on new custom homes, ready now. If you have time on your hands, you can pick a builder for a “true” custom …or choose a treed lot (from the $90s!) and proceed at your own pace.

For Kloenne, who’s halfway through Hidden Forest’s 102 sites six miles south of Castle Rock, the perks of moving are as appealing as they’ve ever been. Two miles north is public/private Bear Dance Golf Club (you’ll pass it coming in), where owners play the course, then head back in the evening for wine tastings and social events. “It’s like living in a resort,” says Valentine, who lives nearby.

There’s no rule that you have to pick a ranch, but most buyers do …usually with a walk-out basement. Most are coming, Valentine says, from attractive Denver communities with nowhere near the scenery or shading. More than a few are airline pilots commuting to DIA.

You’ll see a contemporary 4-bedroom ranch with slab granite, wet bar, covered deck and 3-car garage…4,508 feet, priced at $799,000; but as with the others, Kloenne wants to hear specific offers; ones that make it more appealing to sell your older house in this market.

“We’re going to be very flexible,” Valentine said, adding that buyers stand to make a whole lot more on these than they would holding onto the lower priced house they’re selling. Roads, she notes, are county maintained, taxes and HOA dues ($21.50 a month, including trash service!) are low. Hidden Forest is a ‘fire-wise’ community, and uses all public, underground utilities.
