
Right through the down market, Penterra Plaza…the luxurious DTC tower that has McCormick & Schmick’s downstairs…has seen its supply of homes ebb; two of the most expensive penthouses went under contract just since August. “We’re seeing an incredible increase in interest just over the past two weeks,” says Becque Peters of Kentwood Company, who along with Holly Tierney will have the coffee on today.
This is a project that never had the media exposure that some other luxury projects along the south I-25 corridor have had. But with only 15% of its units left and some remarkable pricing, the moment to see it is now.
One hundred ninety three dollars: That’s how a 2-bedroom, 2-bath-plus-study unit divides in cost-per-foot, for a view from the fourth floor priced at $299,000. Take that same plan to the 16th, with a city-mountain view from Indian Peaks to downtown, and it’s $426,000.
Either way, the quality is better than you’ve seen at this price…a nicely divided great room with a well defined dining area, lots of box-outs and detailing, kitchens in granite and choices of cabinets on hardwood or travertine floor, solid core doors, a nice laundry, and a master suite with a terrific bay window.
That’s one of six models you can tour, the widest choice of furnished models to see in any new-urban project. You’ll see ten different finish packages chosen to appeal whether your tastes run traditional or ‘urban.’ A few plans are in reach even for a first-time buyer, wanting something to close on before the tax credit runs out.
There are also a few penthouses (they’ve disappeared to out-of-towners buying second or third homes)…some dramatic 2-stories, others where you still customize. All, from least to most expensive, are in a quieter setting…well removed from the freeway, surrounded by business campuses that clear out at five o’clock.
But that still leaves McCormick’s, jammed for dinner, with a happy hour that’s “spectacular,” according to Peters. A few steps down Ulster are coffee at Panera Bread and loads of other eateries.
Also included…concierge services and a nice fitness center. No pool, though…something that, Tierney says, relatively few buyers really want and that drives up the HOA costs….
