So, how much can a young family budget for a nicer neighborhood, when what they really need is space for a baby on the way? Exactly a year ago, K.B. Home tackled that problem in super-popular Stapleton with a new ‘Open Series’ of Paired Homes – roomy 2- and 3-bedroom designs with attached garages, walking distance from some of Stapleton’s nicest amenities. Now, a whopping 66 sales later, you can come see how you might fit into that scene…and talk with people who already have.

A year ago, Eric and Andrea McClendon were making that visit. With a baby on the way, they wanted out of a condo they’d bought in a neighborhood that hadn’t lived up to their expectations. They watched all of the amenities arriving at Stapleton (Andrea grew up a mile west in Park Hill when jetliners were still crossing overhead; and her mom was one of Stapleton’s pioneer homebuyers). However, “We didn’t know if we could afford it,” she recalls now.

K.B. Home counselor Elitia Schwaderer showed them a ‘Sycamore’ model, 3-bedrooms, 2-1/2 baths, two walk-in closets, just under 1,500 feet; then did an analysis of how they could transit out of the condo and into Stapleton before the baby arrived. (She and Arthur Bestecki will do the same for you today; they’ll show you that Sycamore model from $231,995, and two others that could have you moved-in by winter.)

The McClendons moved in with two months to spare. “It was just a matter of what we could get for $250,000 and the Paired Homes had lower prices with more options,” Andrea recalls. Now they’re hanging out at Starbucks and other haunts in Stapleton’s Town Center, attending movie nights in a nearby park, and getting the most from the commuter location (she uses Montview to head to her job as an RN; he makes it to Oracle near Boulder in around 35 minutes via nearby I-270).

“There is so much going on here,” she adds. “You can think about moving up within Stapleton, about what house you’re going to buy next as your family grows.” This weekend you’ll see how the neighborhood turned out; prices are from $218,995), and interest rates, notes Schwaderer, are lower now. Sign a contract on one of those homes scheduled for late fall and you can lock in that rate for 30 years.

K.B. Home will have muffins out today; will show you the four tennis courts and a popular dog park in the neighborhood, and some inexpensive options such as an expansion flex-space over the garage that adds a study-loft. Paired Home models are on Spruce north of Montview; from Quebec head east through Town Center on 29th, turn right on Roslyn, a half mile 23rd, then left to Spruce.
