When Pam and Herb Brehm set out to find a nice condo in the city, they saw the biggest projects with the flashiest advertising, then went on to tour another 65 units, all over downtown. ‘We wanted something that’d knock our socks off,” recalls Pam Brehm — but nothing turned the switch until they walked into a big 2-bedroom at One Lincoln Park. You can come see the 1,800-foot 2-bedroom-plus-den model today, with some incredible city-mountain views, that captured them.
The Brehms had a list of dos-and-don’ts that match what other buyers report from their own downtown excursions. They DID want bigger spaces, good traffic access for getting in and out of the city, a nice package of amenities, and a ‘comfortable’ feel. They DIDN’T want the ‘apartment complex’ feeling they got from long hallways at some projects; or the tiny decks they were seeing. And they DIDN’T feel they should have to pay for parking. Two spots, they said, should be included.
“This is a more adult approach to downtown living,” says Deborah Green, sales director at One Lincoln Park, who’ll have caramel apples out from Rocky Mountain Chocolate Factory, while you tour four decorated 2-bedroom models, including a new one opening today, priced from only $425,000. Buyers, she adds, comment on the quality feel to the architecture and finishes, the really large decks, and the comfortably scaled common areas–only two to five residences per elevator foyer.
Meanwhile, One Lincoln Park is already at the 60% sold-and-closed mark, more than 25% of them to second homeowners who already have a nice address elsewhere. One Lincoln Park is discounting all of the large two bedrooms you see by up to $100,000 (you’ll also see a handful of 1-bedrooms remaining). But Green says that although some of these are under $300/foot, downtown buyers need to look beyond pricing. “The thrill of a deal goes away pretty quick if you’re living in a home you don’t like,” she said.
One Lincoln Park is two blocks north of the Brown Palace Hotel. “You’re at the edge of the fun, but you don’t have to live it 24-7,” Green notes. “We like where it sits,” added Brehm. “It doesn’t feel like an apartment; the elevator opens and, boom, you’re at your place.”
You’ll also see the outdoor ‘infinity pool’ and other year-round amenities in One Lincoln’s ‘Owners Club’ – along with the quick access to Light Rail, and a free scooter (or portable wireless audio system) you’ll get if you contract before year end. Take Lincoln north into downtown to 20th and watch for the corner ‘Welcome Center’ in One Lincoln Park.
