Just three miles from downtown, KB Home’s Open Series at Tejon Heights offers new homes at old home prices

What made two Denver home buyers sign on the dotted line during the busy Christmas holidays? They were getting brand new homes with basements and 2-car garages, considerably closer to downtown than any of the famous master-planned communities, at pretty much the same price as 40-year-old or 50-year-old houses in the same neighborhood.

Today you can come see KB Home’s new Open Series homes at Tejon Heights, north of I-70 between Pecos and Federal. The neighborhood, designed for 19 custom homes before KB Home acquired 16 of the sites, is about three miles as the crow flies from the middle of downtown – closer than Lowry or Stapleton, and with lot sizes way beyond anything you’ll find at the price.

“It’s a comparable price to re-sales, and hugely more energy efficient,” says KB Home’s Stephanie Alvarez, who’ll give your family a Starbucks card to show you an “Elm” furnished ranch model and three homes that can deliver right away. Alvarez, who ran the comps on re-sales in surrounding neighborhoods like Berkeley Heights and Sunnyside, is a long-term resident of Denver’s nearby Highlands area – and can tell you from experience what owners of older houses face when dealing with 50-year-old parts. “I love Highlands,” she says, “but I’ve replaced everything – electrical, plumbing, you name it.”

Meanwhile, KB Home’s Open Series, brought out last year for today’s price-sensitive buyer from as low as the $180s, offers wide open interiors and kid-friendly ‘Built-to-Order’ options for extra bedrooms and flex spaces (some allow increasing the living area by as much as 40%) – not to mention the Energy Star features. When you arrive today on W. 52nd (passing Guardian Angels PK-8 Catholic School – rated five stars by GreatSchools.com) you’ll also see the size of KB’s seven remaining lots, the very smallest of which is 7,300 square feet. Lot 15, 12,642 square feet, is larger than a quarter-acre and 197 feet deep – ‘Leave It to Beaver’ was still on TV when affordably priced homes came with one of those.

Three homes can deliver immediately – including 5255 Raritan Way, with 1,882 square feet plus basement and 2-car garage, $229,995. Take I-70 to Pecos, then north a half mile to W. 52nd, and left to Tejon. You can also bring the family to a grand opening today for three models at another Open Series neighborhood, Outlook Pointe in Commerce City; from I-76 take Colo. 2 north to 120th, then right 0.8 mi. to Joplin.
