Getting your player ready...
All over Colorado, people who have been living in the same house for the past ten years are thinking the same thing this spring: “If this were a better market, I’d be selling and moving up to something nicer, more scenic, better designed for what we need.” Execs at D.R. Horton, developers of master-planned Pradera on the Jim Engh-designed golf course in Parker, have solid evidence that the market is better than you think – and they’re going to the nines to get you to think about that move now, rather than waiting any longer.
Today at Pradera, they’ll show a brand new model of the Courtyard Villas – big, low-maintenance ranches that have been taken to the next level to show how much you’re missing…including a ‘7 Diamond Kitchen’ in slab granite, with 36-inch gas cooktop that has an eye-catching hood; a double oven; tile backsplashes; wine cooler, GE Profile 42-inch fridge, and self-closing drawers. Also, daylight-boxed basement windows that add appeal to basement guest beds and entertainment areas.
The matchup of a ranch with a bright basement was a dealmaker for Duane Johnson, who closed on a Courtyard Villa after moving from North Dakota. “It was what we were looking for to a tee,” he says. “We don’t have to worry about the lawn and the snow; and the association fees are very reasonable.” He put in a contract, then ended up buying a second villa next door for his mother-in-law.
The Johnsons had 16 staying with them in their 3,470-foot Onyx ranch over Christmas – kids from back home, Alaska and Wyoming. Johnson’s North Dakota house also sold faster than imagined. “We’ll often take a contract contingent on the sale of your house, but the market is strong enough that we’ve seen five contingencies removed just in the past week,” says D.R. Horton’s Division Sales Specialist Peyton Forni.
If your kids are still at home or if you’re after more elbow room, D.R. Horton’s Joyce Hindman (she’ll have coffee and cookies out) can show you newly released sites where you can get a large semi-custom ranch or a 2-story built. You can tour two under way now — including a ‘Lucerne’ 3-1/2-bath ranch with walkout on the course at $613,000; and a family-sized 2-story with 180-degree view on a full-acre, $598,183.
When you close, The Club at Pradera will waive the $8,000 initiation for a limited golf membership. “To buy any of these, in a neighborhood beside custom homes over a million dollars, is an opportunity that won’t be there forever,” Hindman adds. Take Parker Road south past Parker, 6 miles to Bayou Gulch Road, then west to a left on Raintree.
