Village Homes has two good reasons to take a 90-minute drive from Denver to over Grand County to see its resort-single family models at Granby Ranch: You can get a free round of nine holes on super-scenic, Jack Nicklaus-designed Headwaters Golf Course, just for visiting. “Where else do you get a ski area in your backyard and a golf course in your front?” asks Village’s Sheila Bailey, who has 50 certificates to give away for golf rounds. She’s also showing some newly released plans at Fairways at Granby Ranch — including ranches — that show just how much further a dollar goes right now than it did a few years back:
Village has a new 2,300-square-foot ranch plan, with 2-car attached garage, at a base price of $386,500 (the basement space is standard). Reacting to those prices, three buyers who had all toured the area when pricing was higher, signed on in the past two weeks. Bailey notes that those sales are all about bedrooms – each family opting to include four bedrooms and four baths to accommodate friends and family. Around 20% of buyers, she adds, are grandparents buying with kids, or other family buying as partners, or friends going in together.
Of course, they’ll get membership in Granby Ranch’s year-round amenities, starting with SolVista’s family-friendly ski mountain. “Even if your kid is 12 years old, you’re probably not letting them ski alone at Winter Park,” says Bailey. “With SolVista’s terrain park, they become better skiers here, because parents give them more freedom. And when you do want Winter Park, it’s only 15 miles away.”
Bailey, who lives in Village’s Tall Timbers at Granby Ranch (with four ski-in/out homes left) says her favorite time of year isn’t ski season, but summer when residents are on the golf course, or fishing Granby Ranch’s private reserve along the Fraser River. “Sitting at Seven Trails Grille after a day of golf, with a glass of wine and watching mountain bikers, there’s nothing better,” she adds.

To reach the models (just over the crest of the valley as you drive into Granby Ranch, before the ski area) take U.S. 40 west from I-70, 43 mi. (15 mi. past Winter Park) to Village Road., then east 1.8 mile to Fairway Lane.
