Anybody watching for some good news from the metropolitan real estate market needn’t look any further than newer areas of master-planned Thornton, up around 136th and Quebec Street. KB Home was sailing into a headwind early this year when it launched 42 ranch-style and family 2-story homes at Quebec Highlands; but right now all but five of them are sold – with the remainder including two decorated models that are going on the market this weekend.
“People who live in Thornton love it and they want to stay in Thornton when they get a chance to move up,” says Liesel Cooper, Division President for KB Home. When those buyers, she adds, explore the city’s new neighborhoods east of Colorado and north of 128th Avenue, they have five builders to choose from; however, KB Home has outsold all of its competitors…despite having a location that’s a bit harder to find.
East 136th Avenue, the major artery heading east from I-25 into Thornton, dead-ends at Monaco…leaving KB Home’s two areas, Quebec Highlands and Villages at Riverdale, around a bend from a sector of traffic exploring these newer areas. But sales counselor Laurice Leigh says that the value at prices from the $220s (including larger lots with 20-foot separation between homes, and a quieter setting) has overcome any disadvantage.
“Our buyers who have shopped the area tell us that they can’t believe the pricing we’re offering,” notes Cooper. “They get the size they’re after, along with the options that they’re wanting.”
Ranch plans have been part of the success story, she adds. Of the five homes still remaining to be seen this weekend, KB Home has three ranches left, including its decorated, designer-landscaped model home at 7704 E. 136th Way, priced at $299,995; and two ‘spec’ ranch homes that can deliver sooner still – one of them (a 1,288 square foot Alcott model) at just $220,000. Buyers can also tour a larger ‘Birch’ ranch plan, 1,550 square feet, that KB Home has finished out with an eat-out-sized covered deck, 10-by-20 feet, along with hardwood floors, granite tops, and tile in both kitchen and baths. It’s priced at $265,000.
Unlike some other parts of metro area that are reporting higher traffic from buyers relocating from out of state, KB Home’s success at Quebec Highlands is centered on local buyers moving up – including families attracted to the local Brighton 27-J school, West Ridge Elementary, rated 7-for-10 at GreatSchools.net. Residents, Leigh says, are very pleased with it – as well as with their access to shopping at a new Super Walmart at 128th and Quebec, Orchards Shopping center on I-25, Thornton parks and trails, and nearby Riverdale Dunes Golf Course.
KB Home also has a few plans reaching out to growing families…including a ‘Montgomery’ 4-bedroom 2-story at 2,606 square feet with 3-car garage. A buyer that gets involved with that home this weekend has their last chance to pick their own finishes before it moves to completion, at a price from around $260,000. KB Home will make a $5 contribution to La Academia, a college oriented challenge school operated by Denver Inner City Parish for low-income kids, for every visitor during this close-out weekend. To reach Quebec Highlands, take 120th Avenue east from I-25, 4.6 miles to Quebec Street, turn north another two miles to 136th, then turn right to Syracuse.
