While city contractors carry out a $14 million makeover of the 14th Street frontage that links SPIRE to the Denver Center for the Performing Arts a block west, sales manager Mark Friedberg is noticing a change in the buyer demographic that makes up SPIRE’s sales…by far the strongest sales in downtown and LoDo…one of the nation’s fastest selling projects. “We are seeing buyers that are more mature, less in their 20s and 30s, more in the 40s to late 60s,” he says. “It’s a change in profile that’s just what we’ve hoped for and expected.”
So SPIRE has an event today that’s perfectly timed with that better heeled buyer – a 48-hour sale on six premium units on higher floors with spectacular views; most of them in SPIRE’s top ‘Sky Club’ floors served by their own clubroom on the 42nd level. The prices are dramatically lower than list; starting with a 1-bedroom marked down from $490,000 to $404,000; ranging to a 3-bedroom with 2.5 baths that delivers over 2,140 square feet, down from $993,000 to $830,000.
The 2-day event on premium units (all have a dedicated, covered parking space) will do nothing to change SPIRE’s dominance over the luxury condominium scene downtown — right now headed for 60% sold. “The buyer we’re seeing is after a large, luxurious home,” Friedberg adds. “Here they’re getting the location that’s particularly important to them.” Just last week, he adds, SPIRE took a sale at $740,000 from buyers who like SPIRE’s lush amenities, but even more so the short walk to Ellie Caulkins Opera House and other theaters; not to mention SPIRE’s own ‘Row 14’ bistro/wine bar, facing onto 14th.
The street makeover won’t be complete until Thanksgiving, but if you want these 48-hour prices you can already view pool and lounge areas (“We have the best pool, hot tub and best view in downtown; there’s nothing close,” says Friedberg)…along with SPIRE’s 9th floor concierge area where you can run virtually all errands — mail, dry cleaning, delivered groceries; plus the dog park, health club, and Box Office theater. You’ll also see here-and-now sustainability features that include LEED® certified design, ‘B-Cycle’ bikes for NO-octane trips around downtown, and Hertz-On-Demand with super-convenient hourly car sharing for getting to the market or the mountains.
Your broker, Friedberg adds, can take a 4% co-op on any of those special units priced at $400,000 or greater (although SPIRE does still have a choice selection of attainably priced homes in the upper 200’s). You can take advantage of downtown’s Sunday free meter parking today, to reach SPIRE’s sales center between 14th and 15th on Champa.
