A 55-and-older ranch community with golf course sites from $239,600? Oakwood unveils it at Green Valley Ranch

Could you possibly offer a 55-and-older retirement community with roomy ranch designs – plenty of sites on the fairways – at prices from under $240,000? Oakwood Homes removes the uncertainty from that equation today as it holds previews of its ranch models at Fairway Villas, on the championship Green Valley Ranch Golf Club course.

Oakwood, which studied retirement concepts in California and other markets before creating these new models, has already taken the uncertainty out of whether they’ll be successful with Fairway Villas. With a formal grand opening still a month away, 144 couples have signed onto an interest list for advance information; and five were meeting with Oakwood this week to pick the trim and finishes on their roomy, ranch homes.

“We’re planning this to be our last purchase,” says Jim Chisel, who with wife Mary was meeting with Oakwood’s Gary Newman to choose options on an ‘Augusta’ 2,700-foot ranch – a choice of two-bedrooms-plus-study or three bedrooms, plus a generous ‘brag space’ Oakwood offers upstairs for a guest bedroom or activity area. The couple, who were among the first residents moving to Green Valley Ranch 20 years ago, heard about Fairway Villas from friends they met at Walgreens.

Neither plays golf…although Mary Chisel says she thinks she’ll take it up again after they move in (Oakwood is creating direct cart access between Green Valley Ranch’s clubhouse and Fairway Villas’ own clubhouse, to offer indoor/outdoor pool, firepit, lake with dock, and exercise and club areas). “It’s really the social environment,” she adds.

That matches the profile Oakwood’s planners see as buyers. “Whether they play golf or not, these are people who don’t want tricycles all over the cul-de-sac,” says Oakwood’s Alisa Poncher. “They want to be with people like themselves, to make time for fun, to do things with their peers.” Oakwood makes it easy to carry out that move now – with low pricing ($239,600 buys a 2,000-foot Cypress ranch); also very manageable monthly expenses: No HOA fee, just a $45-to-$65 tax-deductible metro district fee for common areas and the clubhouse; and an option for four-season maintenance, to include, snow, aeration, mowing and irrigation system blow-out (it’s free if you purchase now).

You can preview the models – see the sites (60 will face Fairways 14, 15 and 16), even join a VIP list for social connections/events. Take the DIA freeway north to E. 56th, head east 1.2 miles to Dunkirk, then right to E. 54th Place.
